The sketch plan includes one sheet, SI, prepared by Passe Engineering dated <br />November 1, 2005. We off'er the following comments regarding your application: <br /> <br />General: Lot 1, Block 3 of River Pines 5t" Addition currently consists of 1 platted parcel <br />approximately 1.1 acres in size. Th_is parcel was platted in 2002, however, no house has been <br />built on the existing lot. The purpose for the replat is to create two lots where one was <br />originally created. <br /> <br />2. Zoning: The property is located in the R-I' MUSA zoning district, <br /> <br />Density and Lot Size: Lot 1 is proposed to be 34~331 square feet and Lot 2 is proposed to be <br />15,549 square feet in size. The proposed lots both conform to the minimum lot size standard <br />of 10,800 square feet. The overall density for River Pines 5th Addition is 1.9 units per acre, <br />Adding one additional lot will not substantially increase density in the area. <br /> <br />Access and Streets: The proposed lots will gain access from Lithit~m Street, which will <br />someday be a through street. Currently, the street is a dead end. City policy will require a cul- <br />de-sac and'a temporary rOad easement at the end of Lithium Street. <br /> <br />Sidewalks: All non-cul-de-sacs streets require sidewalks on one Side of the street. Please submit <br />a revised site plan that indicates the. intent to install a sidewalk on one side of Lithium Street <br />north of 158th Lane. <br /> <br />6. Grading and Drainage: A grading and drainage plan will need to be 2rovided prior to final <br /> plat showing existing and proposed contours and house elevations. <br /> <br />22 <br /> <br /> <br />
