Sketch Plan Review: <br />November 2.3, 2005 <br /> <br />A Minor Plat <br /> <br />7. Easements: The major/ty of the site is dedicated as a dr~'inage easement for the surrounding <br /> areas, it should be noted that the drainage and utility easement shown on the sketch plan is <br /> not consistent with the drainage and utility easements currently in place as a result of the <br /> platting of River Pines 5th Addition. A portion of that drainage and utility easement would <br /> need to be vacated to be consistent with the submit-ted sketch plan. Please submit a revised <br /> plat that indicates the distance and size of these easements. <br /> <br />8. Utilities: The proposed plat will be serViced with municipal sewer and water services, which <br /> have been stubbed as part of the River Pines 5th Addition development. An additional trunk <br /> charge will need to be collected. A hydrant should be provided on the end of Lithium Street <br /> to ~;acilitate watermain flushing. <br /> <br />Sewer and Water Trunk Charges: The-2005 sewer and water trunk charges total $2,962 <br />per residential unit. The fees assessed to the developer will be those applicable at time of' <br />Final Plat approval. <br /> <br />L0. <br /> <br />Stormwater Management: The newly created lot is subject'to a stormwater'management <br />~'ee. The 2005 storrnwater management fee is $384 per residential lot. The fees assessed to the <br />developer will be those applicable at time of Final Plat approval. <br /> <br />Trail Development Fees: The Trail Fee for the newly created lot is subject to a trail <br />development fee. The 2005 rate is $550 per lot. The fees assessed to the developer will be <br />those applicable at time of Final Plat approval. ' ' <br /> <br />Park 'Dedication: The 2005 park dedication fee is $2,200 per residential unit. The fees <br />asses}ed to the developer will be those applicable at time of Final Plat approval. <br /> <br />The ?larming Commission will be meeting at 7:00 p.m. on Tuesday, December i, 2005 at the <br />R. amsey Fire Station No. I, 15050 Armstrong Blvd. NW, to review your sketch plan.'
