The Northwest Quarter of the Northeast Quarter of Section 29, Township 32, Range 25, Anoka County, Minnesota, except that party lying southwesterly of the northeasterly right-of-way line of Burlington Northern Railway And The Northeast Quarter of the Northwest Quarter of Section 29, Township 32, Range 25, Anoka County, Minnesota, except the Railroad right-of-way. And Lot 1, Block 1, Hy~10 Ramsey 2nd Addition, according to the recorded plat thereof, Anoka County, Minnesota. 10. That the total area of the property to be rezoned is 187.72 acres in size. That the proposed rezoning is located within the Metropolitan Urban Service Area (MUSA) boundary. That the Subject Property is currently zoned R-1 Single Family Residential, R-2 Medium Density Residential, and R-3, High Density Residential and the surrounding adjacent properties are zoned R-1 Single Family Residential Central Rural Reserve, and Town Center TC-2, and R-2 Medium Density. That the development will include single-family homes and attached townhome units. That the development is proposing to deviate from City Ordinances in the following manner; · Smaller lot sizes for urban single-family lots. · Narrower lot widths for urban single-family lots. · Ability to construct small lot single-family lots in area guided as Medium Density Residential Narrower public road right-of-way than required. · Four 12-unit townhome buildings (Lots 5-8, Block 7) in area previously zoned R-2 Medium Density Residential · Reduced corner side-yard setbacks for 2 lots (Lot 1, Block 3; and Lot 5, Block 6). That the preliminmy plat is proposing 64% private open space as part of the development, which meets the 50% requirement for private open space required under City Ordinances. That on October 6, 2005, the Ramsey Planning Commission, on a 5-1 vote recommended to the City Council that the proposed rezoning be approved and findings of fact favorable to the rezoning be approved.
