11. That the proposed development will/will not exercise substantial detrimental influence on <br /> the market value of surrounding properties. <br /> <br />12. That the proposed development will/will not show a favorable economic impact on the <br /> com~nunity at large. <br /> <br />13. That the proposed development will/will not adversely impact natural features such as <br /> wetlands, water features, woodlands, and steep slopes. <br /> <br />14. That the proposed development will/will not protect and preserve scenic qualities to the <br /> greatest extent possible. <br /> <br />15. <br /> <br />That the proposed development will/will not impose undue burden on public services and <br />facilities, including fire and police protection, schools, streets, water systems, sanitary <br />sewer systems and storm sewer systems. <br /> <br />16. <br /> <br />That the proposed development is/is not designed in such a way as to form a desirable and <br />unified environment within its own boundaries, and also will be detrimental to future land <br />uses in the surrounding areas. <br /> <br />NOWTHEREFORE BE IT RESOLVED THAT THE CITY COUNCIL FINDS THE <br />FOLLOWING DEVIATIONS FROM CITY CODE ACCEPTABLE: <br /> <br />That the following deviations from City Ordinances are found acceptable as part of this <br />PUD; <br /> Smaller lot sizes for urban single-family lots. <br /> Narrower lot widths for urban single-family lots. <br /> · Ability to construct small lot single-family lots in area guided as Medium Density <br /> Residential <br /> · Narrower public road right-of-way than required. <br /> · Four 12-unit townhome buildings (Lots 5-8, Block 7) in area previously zoned R-2 <br /> Medium Density Residential <br /> · Reduced corner side-yard setbacks for 2 lots (Lot 1, Block 3; and Lot 5, Block 6). <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by Councilmember <br />Pearson, and upon vote being taken thereon, the following voted in favor thereof: <br /> <br />Mayor Gamec <br />Councilmember Cook <br />Councilmember Pearson <br />Councilmember Strommen <br /> <br />RESOLUTION #05-10-359 <br /> Page 3 of 4 <br /> <br /> <br />
