The City (and other monitoring agencies) must be provided with an <br />annual inspection.report of the communal system, prepared by a <br />certified inspector. <br /> <br />The H0A shall maintain a sufficient escrow for repair and/or <br />replacement of the communal septic system. <br /> <br />Upon hookup to City sewer and water, the communal system must <br />be properly abandoned according to Minnesota Pollution Control <br />Agency standards; compliance wilt be verified prior to connection <br />to City services. <br /> <br />h. Miscellaneous <br /> <br />The developer must notify, potential purchasers of cluster lots of <br />the possibility of future development on the~remainder of the <br />parcel. The notice must include a statement to this effect and' <br />include a copy of the Urban Development Plan required under (c) <br />of this section. A copy of this notice shall be delivered to the City. <br /> <br />The developer shall obtain a signed acknowledgement from the <br />purchaser stating that the purchaser has reviewed the future <br />development notice, and understands that the remnant parcel may <br />be developed in the future. <br /> <br />No development of the outlots can occur until City sewer and <br />water available to the property. <br /> <br />Subd. 7. General R-1 Residential Performance standards. <br /> <br />Fences. <br /> <br />1. Height. Fencing or wall (except retaining walls) located <br /> in the required front yard setback shall not exceed four <br /> (4) feet in height except for "ornamental fences" as <br /> defined in Section 9.02 (Definitions) of this chapter. <br /> Fencing or walls located in the side or rear yard shall not <br /> exceed eight (8) feet in height. A building permit is <br /> required for any fence that is greater than six (6) feet in <br /> height. A zoning permit is required for al! fences that are <br /> six (6) feet or less in height. ' <br /> <br />Materials and Construction. Fences shall be constructed <br />in a workmanlike manner and of substantial material <br />reasonably suited for its intended purpose.
