It should be noted that City Code permits only one building per lot, unless a Planned Unit <br />Development is approved. Either a code amendment or a variance will be required before the <br />additional buildings on this lot can be approved. <br /> <br />The Town Center Zoning District establishes setback standards based on the principle of "build <br />to" lines rather than traditional setbacks: The only setback requirement in the TC-1 District is in <br />the front yard, where buildings must be within 0-5 feet of the property line. At least 60% of the <br />front fagade must meet this setback. On the proposed site plan, approximately 65% of the front <br />fagade is meeting this requirement. The TC-1 District requires buildings tol be 2-5 stories in <br />height. The site plan is proposing a three-story office building. <br /> <br />The grading, drainage, and utility plans will need to be revised in accordance with the C~ty Staff <br />Review letter. <br /> <br />Staff is still in need of additional-information regarding the '-use :of square footage inside the <br />building .to determine the parking spaces needed for the development. Staff is also asking for <br />additional information regarding brick and glass coverage on the building. The applicant has <br />modified portions of the exterior from stucco to kasota techture material, which Staff finds <br />acceptable. <br /> <br />The landscaping plan is generally acceptable in accordance with comments outlined in the City <br />Staff review letter. <br /> <br />RecOmmendation: <br /> <br />Staff recommends approval of the final plat and final site plan subject to the City Staff Review <br />Letters and the applicants entering into a development agreement and development permit with <br />the City. <br /> <br />CoUncil Action: <br /> <br />Motion to adopt Resolution # to approve the final plat of Ramsey Town Center I1th <br />Addition, with the above listed contingencies. <br /> <br />And <br /> <br />Motion to approve the final site plan of Ramsey Office Plaza <br /> <br />-Or- <br /> <br />Motion to deny the final plat for Ramsey Town Center 11 th Addition and the final site plan of <br />Ramsey Office Plaza. <br /> <br />-357- <br /> <br />Review Checldist: <br />Asst.
