Office Plaza <br /> <br />Dear Mr. Sharp: <br /> <br />We are in receipt of a Site Plan,'Landscaping Plan, Floor Plans, and Building Elevations for Ramsey <br />Professional Center prepared by RJT Architects, Inc. dated November 21, 2005. We are also in receipt <br />of a Grading, Drainage, and Erosion Control Plan prepared by Plowe Engineering, dated October 27, <br />2005. We offer the following comments: <br /> <br />General: The site plan is proposing to develop the first phase of a block that is proposed to contain <br />three office/retail buildings. This first phase will contain atb. ree-story, 53,873-square-foot office <br />building. The subject property is bordered by Sunwood Drive on the south and Sapphire Street on the <br />west. <br /> <br />Zoning: The property is zoned TC-1. The building is proposed to ~contain a mix of office and retail' <br />uses, which is permitted within this district. It should be noted that City Code allows only one building <br />per lot; either a code revision or a variance will be requ/red before additional buildings can be <br />approved for this lot. <br /> <br />Lot Coverage/Floor Area Ratio: The new lot to be created as:part of the Town' Center I i~h Addition <br />plat will be approximately 4.08 acres (177,763 square feet) in size. The total building footprint for this <br />phase is 17,051 square feet, which results in a lot coverage of approximately 10%. The TC-I District <br />requires a Floor Area Ratio (F.A.R.) of 1.0. On this particular lot, the FAR standard would require <br />177,763 square feet of floor area. The site plan proposes 53,873 square ·feet of'office area, for an FAR <br />of 0.5. The final FAR for the entire site will need to be calculated when site plans are submitted ~:br the <br />remaining two buildings on the site. The City will be reviewing the F~A.R. standards and its <br />applicability to projects such as yours in the near ii,lure. <br /> <br />Setbacks: The Town Center Zoning District [xas setback standards based on the principle of"build to" <br />lines rather than traditional setbacks. This is especially important for the front yard since it is typically <br />where the building presentation relationship is to the street. The TC-1 District has a front yard setback <br />of 0-5 feet, measured from the building front to the right*of-way (at least 60% of the building fagade <br />m~st be within this range). Approximately 65% (141.5 feet) of the Sunwood Drive'fa,cade is within the <br />required fl'ont yard setback. There are no specific side and rear yard setbacks.
