~inal Si[e Plan Revie~v: Ramsey Of~ce ?laza <br />December 9, 2005 <br />Rage 2 of.5 <br /> <br />-375- <br /> <br />setback requirement for the Sapphire Street frontage, Staff feels tl~is building facade is also meeting the <br />intent of the TC-1 subdistrict requirements. <br /> <br />Grading, Drainage, and Utility, Plans: Staff has the Ib[lo~ving comments on the plans prepared by <br />Plowe Engineering. Please revise the plans accordingly: <br /> <br />Page Ci <br /> <br />Verify storm-sewer inverts match with proposed inverts on URS Plans. <br />Eco-Storm Structure must be moved to be between MI*-I A and MS-I B. The storm <br />water calculations submit'red must be revised to reflect a curve number of 98 for <br />the parking areas. The submitted curve number is indicative of more pervious area <br />than shown on the plans.. This will change the .rate of flow to the Eco-Storm <br />Structure which will need to be updated accordingly.. <br />Provide the city with a copy of the MPCA application transferring responsibility <br />for the site to the contractor. <br /> <br />Page C2 <br /> <br />· The sanitary sewer invert at the street is lower than the stub shown on the URS <br /> plans. <br />· The watermain to the hydrant must be provided with a "Tee" north of the hydrant <br /> and the line must be extended to the east of the 4" Bit Curb. <br />· The Noah drive lane must be extended to Rhinestone street per the review <br /> comments provided wix the preliminary plat. <br /> <br />Landscaping: The following revisions to the landscaping plan, dated November 21, 2005, are still <br />necessary: <br /> ., A deciduous shade tree must replace the evergreen in the parking lot island along the northern <br /> property line, <br /> · Additional shade trees should be incorporated into eastern interior of the parking lot. The <br /> planting area for individual trees should be at le~t 162 square feet. <br /> · The planti.ng schedule states that 362 junipers will be installed, yet the plan shows only 179. <br /> The actual number of plantings needs to be accurately depicted in the planting schedule. <br /> · Additional shrub species must be incorporated into the plan to provide greater diversity. The <br /> groupings near the intersection of Sapphire St and Sunwood Dr, in the parking lot islands, and <br /> around the gathering spot east of the building present the most logical areas for'tlxe inclusion of <br /> various species. <br /> <br />A revised landscaping plan must be submitted that addresses the above Stated concerns. <br /> <br />Tree Preservation: The site is devoid of any signifi, cant .tree cover and therefore, no tree preservation <br />plan is necessmT. <br /> <br />~ccess: Tine of±lee building and parking lot propose to gain access ii:om Sapphire Street.
