-381- <br /> <br />Ci~ Code Compliance. The CITY approves the Site Plan conditioned on the <br />PERMITTEE developing the Subject Propert3, in accordance With the applicable <br />provisions of City Code. <br /> <br />Conformance with Plan. The Site Plan shall be developed pursuant to the plans consisting <br />Site Plan, Landscaping Plan, Floor Plans, and Building Elevations for Ramsey Office Plaza <br />prepared by RJT Architects, Inc. dated November 21, 2005, Grading, Drainage, and Erosion <br />Control Plan prepared by Plowe Engineering, dated October 27, 2005, and Final Grading, <br />Erosion Control, Street, Utility, and Streetscape Plans dated November 11, 2005 and <br />prepared by URS Engineering. <br /> <br />Incorporation of All CiW Code Requirements. That the recitals above and the applicable <br />provisions of the City. Charter, Subdivision Code, Zoning Code and Public Improvement <br />Code of the CITY, as amended to date hereof, are incorporated herein by reference. <br /> <br />State Building Code Compliance. The Structures shall be constructed in accordance with <br />the requirements of the Building Code. <br /> <br />Fire Lanes. Fire lanes shall be maintained on the Site. The exact locations of these items on <br />the Site shall be as directed'by the Fire Chief..The PERMITTEE herein agrees to post "No <br />Parking" signs along private streets in accordance with City Code requirements and in <br />conjunction with the instructions of the Fire Chief. <br /> <br />Building Facade. The PERMITTEE agrees to construct the building in accordance with the <br />site plan and architectural elevations prepared by RJT Architects dated November 21, 2005 <br />and approved by the City Council on December 13, 2005. <br /> <br />Payment of Sewer and Water Trunk Charges. There is a sewer and water trunk fee of <br />Forty Two Thousand One hundred and Ninety Three Dollars and no cents ($42,193.00) <br />(4.081 acres x $10,339/acre) due on the Plat. <br /> <br />Stormwater Management Fee. The current Stormwater Management Fee is $3,835.00 per <br />acre. Stormwater management fee obligations for the development are Fifteen Thousand Six <br />Hundred Fifty Dollars and no cents ($15,650.00) (4.081 acres x $3,835.00). <br /> <br />ReqUired Improvements. The PERMITTEE shall construct and install the following site <br />improvements on the Site in accordance with the specifications and location as shown on the <br />Site Plan. The Required hnprovements are as follows' <br /> <br />a. Site grading in accordance with the Grading Plan prepared by URS dated November <br /> 11, 2005 and Grading Plan prepared by Plowe Engineering'Inc. dated October 27, <br /> 2005. <br />b.
