A conditional Use permit is required for more than one <br />building on a lot and will be required at the time of site plan, unless a new subdivision is <br />proposed. <br /> <br />Floor-Area-Ratio: TC-1 requires an overall floor area ratio of 1.0. After this block is fully <br />developed, it is estimated that tlz/s requirement will be fulfilled. Currently, the FAR is 26°i. <br />Approximately 33,000 additional square feet of development will need to be constructed to meet <br />the FAR. <br /> <br />Landscaping Plan: The following comments are offered regarding the landscaping plan dated <br />December q 2005: <br /> <br />· The use of tree grates (and structural soils) should continue north along Village Square <br /> Crossing to i45th Ave and should also be incorporated into the streetscape along West <br /> <br />We are in receipt of your plat application to create Lot 1, Block 1, and' Outlot A Ramsey Town <br />Center 13m Addition. We are also in receipt of a drainage, grading, streetscape plan, and <br />landscaping and irrigation plans by URS Corporation dated November 17, 2005, revised <br />December 5, 2005. and a grading and drainage plan from TEC Design dated December 5, 2005. <br />We offer the following comments regarding the subdivision request: <br /> <br />General: The site is currently platted Outlot Q within the 1~t Addition of Ramsey Town Center. <br />The proposed subdi.vision would create one 'buildable lot: Lot 1, Block t, Ramsey Town Center <br />17 Addition, and the northern portion will be considered Outlot A. The remainder of the block <br />is platted as Outlot R., Ramsey Town Center' 1st Addition. The site is zoned TC-1 and restaurants <br />and nightclubs are permitted within this district. <br /> <br /> <br />
