RTC ] 3th Addition <br />Final Plat Review <br />December 9, 2005 <br />2of4 <br /> <br />Town Center Drive, from Sunwood Dr to 145th Ave. Either tree grates or planting beds <br />should be incorporated along 145th Ave instead of the boulevard sod.. <br />The design of the tree grates should provide for the ability to expand the center opening <br />as the trees grow (most cast iron gates are designed with this characteristic). <br />Pleas~ verify that no trees will be installed within fifteen (1_5) feet of a hydrant. <br />Please verify that no plantings will be within the vision clearance triangle at intersections <br />and commercial' driveways. <br /> <br />All species are an appropriate size and -axe consistent with the planting theme throughout other <br />portions of the Town Center. However, a revised landscaping plan must he submitted that <br />addresses the above stated concerns. <br /> <br />Tree Preservation Plan: There are no significant trees on this site, thus a tree preservation plan <br />is not required. <br /> <br />Drainage and Grading: Please submit a revised site plan that addresses the following <br />comments: <br /> <br />Pages 7 & 8 <br /> · Plat drawings not shown on sheets. <br /> <br />Pagel3 <br /> <br />Concrete pavement shown for Village Square Crossing. This has been. programmed <br />for paver bricks or other non-bituminous pavement since the earliest concept plans for <br />Ramsey Town Center. Color palettes for this brick should be submitted. The <br />responsibility for providing this feature must be resolved between the master and <br />secondary developers. <br />The valet parking bay will require 'straight full-depth cutting of the existing pavement <br />to remove the integral curb. The new concrete pavement must be dowelled to the <br />existing pavement. Details are required for this' construction element.' <br />West Town Center Drive must be constructed in conjunction with this project. We <br />understand it may be combined with construction of'additional streets in the Ramsey <br />Town Center project. This must stay near the top of the proposed construction list <br />and changes in construction priority must be approved by the City. <br /> <br />Page I5 <br /> <br />Zebra Striping for pedestrian crosswalks is not necessary in areas that already have <br />scored concrete. Specifically, the zebra crosswalk is not necessary on the north side of <br />S unwood at East Town Center Drive. Such painted crosswalks are not necessary at <br />any other intersections with scored concrete that may exist within Ramey Town <br />Center, unless specifically noted. <br /> <br />All Utility Plans <br /> · Field verify existing stub elevations, Show elevation and date of verification on plans. <br /> <br />-432- <br /> <br /> <br />
