These utilities must <br />be in place prior to construction of the proposed building. The same conditions apply <br />as indicated on Page 13. <br />The storm sewer stub for the site is proposed from a catch basin. This goes into a <br />proposed building foot print. Consider adding a man. hole and stub to-line up.with the <br />sanitary sewer and water stubs for the site that are lined up with the proposed access <br />drive. Coordinate with the site plans. ' <br /> <br />Page 31 <br /> · Update Street names <br /> <br />Page 34-35 . <br /> · Streetscape along East Town Center Drive, West Town. Center Drive and Village <br /> Square crossing must be full-width concrete Sidewalk. Grass between curb and <br /> sidewalk will not survive in the downtown area. Limits of CU Structural soil' must be <br /> adjusted accordingly (page 38). This is the focal point of the downtown atmosphere, <br /> and the wide sidewalks should surround the block. Please submit a revised site plan <br /> that indicates wide sidewalks around the perimeter of the property.. <br /> <br />Access: The following comments must be incorporated into a revised set of TEC ~ading and <br />utility plans. <br /> · The site plan is proposing curb-side pick-up stalls along the east side of the building and <br /> valet parking along Sunwood Drive. Details on the size of these parking ba3~s are <br /> required. <br /> · The detail requested on construction of the valet parking bay has not been submitted. <br /> · Sunwood Drive is a concrete street with inte~al cra'b, and installation of the valet parking <br /> area will require saw cutting the full depth of the concrete. The 'new pavement will be <br /> concrete and will need to be doweled to the existing pavement. The area between the <br /> valet parking bay and the building must still accommodate snow removal equipment. <br /> <br />Sewer and Water Trunk Fees: The 2005 ~ewer'Tmnk Fee is $3,284.00-per commercial acre. <br />The 2005 Water Trunk Fee is $7,313.00 per commercial acre. The rate in effect at the time of <br />final plat approval will be charged. <br /> <br />Ramsey Town Center Phase I Roadway Improvements, Phase II Roadway Improvements, <br />AUAR Roadway Imp,'ovements, Parking Facility Improvements: In accordance with Cit-3, of <br />Ramsey Resolutions 05-02-0651 05-02-066, 05-02-067'and 05-02-068, assessments for RamseY <br />ToWn Center Phase I Roadway Improvements, PMse II Roadway Improvements, AUAR <br />Roadway Improvements, and parking facility improvements shall be.payable to the City in a <br />single installment Prior to the release of the final plat mylars for recording. Total payment due <br /> '~0 <br />includes principal plus accrued interest in the amount of 6.0 ~/o per ammm commencing February <br />?o 2005. <br /> <br />-433- <br /> <br /> <br />
