We are also in receipt of a utility, grading, and drainage plan from TEC Design <br />Engineering dated October 18, 2005, revised December 5, 2005 and Final Grading, <br />Utility, Drainage, and Street Construction and Streetscape Plans from .URS Corporation <br />dated December 5, 2005 We offer the following Comments regarding your submittal: <br /> <br />General: The site plan is proposing a 12,000 square foot restaurant/nightclub facility. <br />located generally at the comer of Sunwood Drive and West Town Center Drive within <br />Ramsey Town Center. <br /> <br />Zoning: The site is ;.oned TC-1 Town Center Mixed 'Use .Core. <br />nightclubs are a permitted use within th_is site. <br /> <br />Restaurants and <br /> <br />ArchitecturaI Standards: The design standards for this site are subject to the provisions <br />laid out in the Development Guidelines manual referenced in.City Code for Ramsey <br />Town Center. The primary principles .within this manual are to encourage a pedestrian <br />friendly environment and high quality design. Your revised site plan indicates the intent <br />to develop the site according to the architectural principles that are desired within <br />Ramsey Town Center. <br />Please include detailed in~brmation on the site plan retatine to the architectural revisions <br />to accommodate a fmure building adiacent to the Western portion of the existin_o buildin..q. <br /> <br />Building Height: TC-1 zoning requires at least 2 stories in any approved building, and <br />the proposed building indicates a total of 3 stories, including the roof-top dining/bar area. <br /> <br />Number of Buildings: The proposed site plan indicates the intention to construct a total <br />of tN'ee buildings on one lot.
