conditional use permit will be required to develop the additional two buildings in the <br />future, unless an additional subdivision is proposed. ~ <br /> <br />Setbacks: The maximum front setback from street right-oX-way is five feet. There are no <br />minimum side and rear yard setbacks witkin the TC~I zoning district. The side yard <br />setbacks should be minimized where possible to enhance the pedestrian environment. The <br />revised site plan indicates that the proposed building will be constructed at the build-to <br />line in the front, which is acceptable. The side setback will be approximately 40 _feet from <br />the roadway. This large setback is acceptable to staff because it allows for a friendly <br />pedestrian environment. The outdoor patio extends 29 feet from the edge of the building, <br />and the site plan allows for a nine foot sidewalk/walkway from the edge of the patio to <br />the street. <br /> <br />Grading and Drainage: Some of the additional data requested after sketch plan review <br />has not been received. Additional review is not possible until the details requested are <br />provided. The following items must be indicated on the TEC Design Grading and Utility <br />Plans: <br /> <br />· Building Setback Lines ~- <br />· Proposed NEW Spot Elevations <br />· A Master Grading and Utility Plan for all future buildings on the site <br />· Invert Elevations for the storm sewers <br /> <br />These are items requested by the City in the letter 'dated November 18, 2005. In addition <br />to these items, the following comments should be addressed before the issuance of a <br />building permit: <br /> <br />· The plans provided do not provide Visual differentiation between existing and <br /> proposed features. Visual contrast must be provided and additional plans should <br /> be added to the set to separate the grading, utilities 'and site information. <br />· Construction details have not been provided. It is customary to-provide most <br /> construction details on final plat documents. <br />· The storm sewer pipe from this building runs through the proposed foot print of a <br /> ~ture building. This is not permitted under the plumbing, code. The storm sewer <br /> must be rerouted to avoid the future buildings. <br />· The drainage between the buildings must be designed at this stage, catch basins <br /> may be required where overland drainage is not possible. The inter-building <br /> spaces may be needed .as egress routes,, in which case the path must not have <br /> abrupt grade changes and must be maintainable. Consn'uction of stornx sewer <br /> after the buildings are constructed is possible; however, additional care must be ' <br /> exercised and final surface finishes must be patched, impacting the visual appeal <br /> of the site. <br />· Storm sewer inlets are not proposed for the access drive exiting the north side of <br /> the site. Runoff from impervious sur~tkces on the site must be captured and routed <br /> to the water quality treatment structure. <br />· Catch basins are required near the property line on the proposed drive. <br /> <br />-458- <br /> <br /> <br />
