· Erosion control information has not been included on the submitted plans. <br />· Relocation of the storm sewer stub for the site has been recommended to the <br /> developer. Coordinate placement of the stub in the most advantageous location <br /> for the site. <br />· Details on the outdoor patio area, including any paved surface and drainage <br /> details are requested. <br /> <br /> Please submit revised plans addressin~ these comments. Buildin,~ perm/ts will not be <br /> issued until accel3table and detailed ~adin~ and utiliW plans, are submitted. <br /> <br />Access: The follow'in~ comments must be incorporated into a revised set of TEC grading <br />and utility plans. <br /> · The site plan is proposing curb-side pick-up stalls along the east side of the <br /> building and valet parking along Sunwood Drive. Details on the size of these <br /> parking bays is required. <br /> · The detail requested on construction of the valet.parking bay has not been <br /> submitted. <br /> · Sunwood Drive is a concrete street with integral curb, and installation of the valet <br /> parking area will require saw cutting the full depth of the concrete. The new <br /> pavement will be concrete and Will need to be dbweled to the existing pavement. <br /> The area between the valet parking bay and the building must stilI accommodate <br /> snow removal equipment. <br /> · Village Square Crossing has been programmed for paver bricks or other non- <br /> bituminous pavement since the earliest concept plans for Ramsey Town Center. <br /> Design and detailing of this non-traditional surface must be included in these <br /> plans. The responsibility for providing this feature must be resolved between the <br /> master and secondary developers, <br /> · · The sidewalks along the street will have a defined joint pattern per the streetscape <br /> plan. Consideration should be given to continuing this pattern up to the building <br /> to maintain continuity. <br /> <br />Waste Storage: The site plan is showing waste receptacles in an enclosure. The entrance <br />to the enclosure is 90 degrees to the proposed access drive, we pose the following <br />questions. <br /> · Are the receptacles shown sized for all of the buildings on the site? If not <br /> where will the additional storage be placed? <br /> · Can a garbage truck access these receptacles in their cun'ent location? Typical <br /> dumpsters for food establiSltments are too large to be rolled out for servicing <br /> when full, especially if they serve all of the buildings on the block. <br /> <br />Off-Street Parking - Spaces Required: The parking ramp will provide parking to be <br />used by the customers of the restaurant/nightclub. The subject property is in the area <br />de~signated as the "Parking Maintenance Area." You wili be responsible for payment of <br />an a~znual operation and maintenance fee for the parking facility. <br /> <br />-459- <br /> <br /> <br />
