Lighting: It does not appear that any additional site lighting is being proposed. However, if any outdoor lighting iS to be installed-on or around the new building, .the applicant is advised that the City has adopted specifications relating to ,~commercial lighting standards. Any lighting used to illuminate an off-street parking area, sign, or structure, shall be arranged to deflect away from adjoining public street. Landscaping Plan: The requirements for landscaping of this site will be met by the streetscape improvements the Master Developer will install' for Sunwood Drive and West Ramsey Town Center Drive. If any other landscaping is proposed, including.-within the outdoor patio areas, a revised Site plan should indicate the location and species_proposed.' Sewer and Water Trunk Fees: The 9_005 Sewer Trunk Fee is $3,254.00 per commercial acre. The 2005 Water Trunk Fee is $7,313.00 per commercial'acre. The rate in effect' at the time of final plat approval will be charged. Park Dedication/Trail Development': Per the Master Development A~eement, the City and the Master Developer have negotiated a Park and Trail Dedication Agre.ement. In accordance with the Park and Trail Dedication Agreement, there are no park dedication or trail development fees owed on this Pla. However, there is a park payment obligation in the 1st Amendment to the Master Development Agreement that requires-a cash payment, to the City, upon sale of the property in an a2nount equal to $5,000.00 per acre · being sold. Stormwater Management Fee: The 2005 Stormwater Trunk Fee is $3,835.00 per commercial acre. The rate in effect at the .time of final plat approval will be charged. A cash payment will be required before the City will release the building permit. Ramsey .Town Center Phase I Roadway Improvements, Phase II Roadway Imp rovements, AUAR Roadway Improvements, Parking Facility Imp rovements: In' accordance with City of Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05- 02-068, assessments for Ramsey Town Center Phase I Roadway Improvements, Phase II Roadway Imi~rovements, AUAR ROadway Improvements, and .parking facility improvements shall be payable to the City in a single installment prior to the release of the final plat mylars for recording. Total payment due includes principal plus accrued interest in the amount of 6.3% per annum commencing February 22, 2005. REU Number: This property will be subject.to a ston-n water utility charge. The quarterly charge is dependent upon the number Residential Equivalent Units (REU) calculated for this property.
