Lighting: It does not appear that any additional site lighting is being proposed. However, <br />if any outdoor lighting iS to be installed-on or around the new building, .the applicant is <br />advised that the City has adopted specifications relating to ,~commercial lighting standards. <br />Any lighting used to illuminate an off-street parking area, sign, or structure, shall be <br />arranged to deflect away from adjoining public street. <br />Landscaping Plan: The requirements for landscaping of this site will be met by the <br />streetscape improvements the Master Developer will install' for Sunwood Drive and West <br />Ramsey Town Center Drive. If any other landscaping is proposed, including.-within the <br />outdoor patio areas, a revised Site plan should indicate the location and species_proposed.' <br /> Sewer and Water Trunk Fees: The 9_005 Sewer Trunk Fee is $3,254.00 per commercial <br /> acre. The 2005 Water Trunk Fee is $7,313.00 per commercial'acre. The rate in effect' at <br /> the time of final plat approval will be charged. <br />Park Dedication/Trail Development': Per the Master Development A~eement, the City <br />and the Master Developer have negotiated a Park and Trail Dedication Agre.ement. However, there is a park payment obligation <br />in the 1st Amendment to the Master Development Agreement that requires-a cash <br />payment, to the City, upon sale of the property in an a2nount equal to $5,000.00 per acre <br />· being sold. <br /> Stormwater Management Fee: The 2005 Stormwater Trunk Fee is $3,835.00 per <br /> commercial acre. The rate in effect at the .time of final plat approval will be charged.
