Absent: Commissioners Jensen and Nixt. <br /> <br />Motion by Commissioner Wivoda, seconded by Commissioner Johnson, to recommend that City <br />Council approve North Fork's request for a grading permit based on the findings of fact and <br />adopt a resolution declaring terms of same. <br /> <br />Further discussion: Chairperson Anderson requested that a definite expiration time be assigned <br />to the permit. Community Development Director Frolik replied that City code provides a time <br />limit of three years. Dennis Peck, Director of Development for North Fork, Inc., requested that <br />they allow a six month grading permit. <br /> <br />Motion amended by Commissioner Wivoda, seconded by Commissioner Johnson, to establish a <br />six month expiration date on the permit. <br /> <br />Motion Carried. Voting Yes: Chairperson Anderson, Commissioners Wivoda, Johnson, <br />Dempsey, and Kociscak. Voting No: None. Absent: Commissioners Jensen and Nixt. <br /> <br />Case #3: <br /> <br />Request for Preliminary Plat approval of Northfork Oaks 4th Addition; Case <br />of North Fork, Inc. <br /> <br />Chairperson Anderson closed the regular portion of the Planning Commission meeting at 7:34 <br />p.m. in order to conduct the public hearing. <br /> <br />Public Hearing <br /> <br />Chairman Anderson called the public hearing to order at 7:34 p.m. <br /> <br />Presentation <br /> <br />Community Development Director Frolik stated that North Fork, Inc. is requesting preliminary <br />plat approval of Northfork Oaks 4th Addition. The plat consists of six new lots and the replat of <br />two existing lots in the northeast comer of the Northfork PUD. The subject plat was part of a <br />larger area that received preliminary plat approval in 1995 as Northfork Oaks 2nd Addition. <br />Northfork Oaks 2"a Addition consisted of 73 acres proposed to be developed with 37 single- <br />family lots. The first phase to be recorded, Northfork Oaks 2nd Addition, consisted of 10 lots and <br />Northfork Oaks 3ra Addition consisted of 21 lots. The preliminary plat for Northfork Oaks 2~a <br />Addition expired prior to the remaining six lots being recorded. Therefore, the applicant was <br />required to obtain a new preliminary plat approval for the final six lots prior to final plat approval <br />and recording. North Fork, Inc. was also interested in straightening out the common property <br />line between Lot 6 and 7 in the Third Addition so that replat is included as a part of the North <br />Fork Oaks 4th Addition. The lots range in size from 1.7 to 3.4 acres, which exceeds the <br />Northfork PUD one-acre minimum lot size. Only Lot 6 meets the 160-foot lot width requirement <br />at the 40-foot building setback line.
