which the City is looking at acquiring for the development of another industrial park. <br /> <br />Commissioner Dempsey noted the City had a plan for the development of the area and asked if <br />this request is at odds with that City plan for the future development of this area. <br /> <br />Community Development Frolik stated she does not have the Comprehensive Plan before her but <br />this area is targeted for industrial uses. <br /> <br />Commissioner Dempsey read a comment from one of the oppostion letters received and asked if <br />there was some kind of an overall development plan discussed with businesses in regard to the <br />City's intention for that area. None of the area business owners present could clarify the <br />comment in the letter. <br /> <br />Community Development Director Frolik stated she is not aware of any plan other than the <br />Comprehensive Plan and Land Use Map. <br /> <br />Commissioner Dempsey asked audience members if they would like to provide comment <br />relating to how they see this area developing. He noted that the conditional use permit request <br />talks about having no mixed solid waste left on the tipping floor over the weekend, however, the <br />letter of March 24 from Ace Solid Waste indicates there could be material left on the floor <br />overnight. <br /> <br />Mr. Berkopec explained they wrote that initial letter before the conditional use permit and list of <br />conditions was written. He stated they are prepared, as it relates to the storage issues, to live by <br />the conditions of the conditional sue permit. <br /> <br />Commissioner Dempsey asked about material remaining in the trucks that arrive late at the <br />facility. <br /> <br />Mr. Berkopec stated that is related to Phase 1 where the truck parking will be set up. He <br />explained that it is not practical to leave material in the trucks overnight because the mechanics <br />may need to work on the truck. Also, the 50 trucks would be parked in a row and if the truck is <br />loaded and a fire starts, it would quickly spread to the entire fleet. He stated there are practical <br />business issues which result in the trucks being emptied each night. <br /> <br />Commissioner Dempsey asked if the hours of operation indicate when the trucks will come and <br />go.. <br /> <br />Mr. Berkopec stated his understanding is that the hours of operation directly relate to the transfer <br />station and are not the hours of the overall facility. He stated trucks retum to the facility between <br />2:00 p.m. and 4:00 p.m. <br /> <br />Commissioner Dempsey asked if between those hours and '5:00 P.m., all outbound material <br />would be removed from the trucks and placed in a semitruck. <br /> <br />Mr. Berkopec stated that. is correct. <br /> <br />Planning Commission/April 10, 2000 <br /> Page 9 of 16 <br /> <br /> <br />
