City Attorney Goodrich replied that when a plat is approved, staff always makes sure that roads
can be extended in the future.

Commissioner Johnson requested that the issue be considered as part of Chapter 9 review.

City Attorney Goodrich stated that he does not like continuing public hearings indefinitely, and
questioned if the Commission felt there was a need for more public input. He stated that the
Commission will either have to continue the public hearing or schedule a new public hearing
because the ordinance has been significantly changed from when it was first presented.

Motion by Commissioner Johnson, seconded by Commissioner Kociscak, to continue the public
hearing to September 5, 2000 at 7:30 p.m.

Motion Carried. Voting Yes: Vice-Chairperson Nixt, Commissioners Johnson, Kociscak,
Reeve, and Wivoda. Voting No: Commissioner Dempsey.

Commissioner Nixt stated that they need to address whether a planned unit development is going
to be required for a multi family to single family development and establish criteria to allow the
board of adjustment to grant variances.

Commissioner Johnson stated that he would like clarification on a development adjacent to a
vacant platted lot.

Commissioner Nixt requested an inventory of parcels that would be impacted by the ordinance.

Case #4: Request for Site Plan Review; Case of City Wide Garage Door Company

Community Development Assistant Wald stated that the City of Ramsey has received a request
for site plan review from City Wide Door Company. The plan proposes to construct a storage
and showroom addition onto an existing building. The site is located at 6845 State Highway
#10. City Wide Door Company is proposing a 7,200 square foot addition onto an existing
building in the Highway Business District. The addition would consist of a 2,250 square foot
showroom and a 4,950 square foot storage addition. The proposed addition and existing building
complies with the 35% building coverage restriction and all setback requirements. The exterior
finish on the building is proposed to consist of a beige rockface concrete block and face brick to
match the existing building. In accordance with City Code, a sufficient number of off-street
parking spaces are provided. All thirty-nine (39) spaces and bituminous pavement areas will be
paved and need to be finished with B-6\12 concrete curbing. The landscape plan is generally
acceptable. The Parks Supervisor has requested that some landscaping be included along the
north and east property line. The submittal is deficient of exterior lighting specifications and it
should be noted on the site plan if the applicant plans on adding any more exterior lighting
fixtures. A temporary modular structure is located on the property and is being used by RV
Wholesalers (a tenant of City Wide Door Co.). The modular structure is not a legal permitted
structure and has not received the necessary permits from the City for temporary use.
