Minneapolis, MN 55421 Re: Final Plat and Final Site Plan Review: RTC 12th Addition Dear Greg: We are'in receipt of your final plat and site plan to develop a plat wihh/n the Ramsey Town Center for 72 towrthouse units. The submittal consists of 38 sheets prepared by URS, dated December 21,2005. We offer the following comments: General: The Subject Property is located north of Bunker Lake Blvd. and west of the extension of Town Center Drive. A total of 3 acres are contained within the proposed plat. The development consists of 72 townhome units. Final Plat Sheets: Ail references to "Ramsey Town Center 9m Addition" on Page 1 of the final plat set should' be changed to "Ramsey Town Center 12th Addition". The fight hand paragraphs all say "Ramsey Town Center 9m''. All references to the year "2005" should be changed to "2006". Zoning: The project area is located in the TC4a Neighborhood District, which is intended to allow for a full range of housing types. Townhomes are a permitted housing type in this District. Density: The District allows for residential uses at a net density of up to 10 units per acre. The overall development site north of Bunker Lake BLvd. is approximately 29.4 acres, including Outlot F and North Park. This calculation does not include wetlands and the remnant outlot on the east side of Town Center Drive. The 229 units in Ramsey Town Center 8th, 9th, l0th and 12th Additions represent a density of 7.8 units per acre. The development of Outlot F will have to demonstrate compliance with an overall site density that does not exceed 10 units per acre. -220-
