The submittal consists of 38 sheets prepared by URS, dated <br />December 21,2005. We offer the following comments: <br /> <br />General: The Subject Property is located north of Bunker Lake Blvd. and west of the <br />extension of Town Center Drive. A total of 3 acres are contained within the proposed plat. <br />The development consists of 72 townhome units. <br /> <br />Final Plat Sheets: Ail references to "Ramsey Town Center 9m Addition" on Page 1 of the <br />final plat set should' be changed to "Ramsey Town Center 12th Addition". The fight hand <br />paragraphs all say "Ramsey Town Center 9m''. All references to the year "2005" should be <br />changed to "2006". <br /> <br />Zoning: The project area is located in the TC4a Neighborhood District, which is intended <br />to allow for a full range of housing types. Townhomes are a permitted housing type in this <br />District. <br /> <br />Density: The District allows for residential uses at a net density of up to 10 units per acre. <br />The overall development site north of Bunker Lake BLvd. is approximately 29.4 acres, <br />including Outlot F and North Park. This calculation does not include wetlands and the <br />remnant outlot on the east side of Town Center Drive. The 229 units in Ramsey Town <br />Center 8th, 9th, l0th and 12th Additions represent a density of 7.8 units per acre. The <br />development of Outlot F will have to demonstrate compliance with an overall site density <br />that does not exceed 10 units per acre. <br /> <br />-220- <br /> <br /> <br />
