Final Plat & Site Plan: Rarnsey Town Center 17 Addit/on <br />January 19, 2006 <br />Page 2 of 6 <br /> <br />Lots: The final plat is proposing to resubdivide Outlot A of Ramsey Town Center 8~ <br />Addition into twelve (12) lots for 12 6-unit townhome structures. The individual units will <br />eventually be platted through the CIC process. This should be coordinated with the building <br />division to ensure that the buildings and platting conform to the building code. <br /> <br />Setbacks: The TC4-a Zoning District establishes a maximum fi-om yard Setback of 25 feet. <br />Due to the significant grade changes between the plat and Bunker Lake Blvd., and the <br />unique shape of the property, the Board of Adjustment granted a variance on December 1, <br />2005 to site the buildings with from yard setbacks that range from 28 to 35 feet from the <br />right-of-way or property line. <br /> <br /> Public Streets: Ali of the public streets (Zeolite, Xenolith, 147th Terrace, Willemite and <br /> Ramsey Town Center Drive) are either existing qr under construction as a part of the plat <br /> approvals for Ramsey Town Center 8 , 9 and 10 Addxtions. <br /> <br />8. Private Streets: There are no private streets proposed on the final plat. <br /> <br />9. Open Space: The Town Center Development Review Guidelines encourage the integration <br /> of private courtyards and pocket parks within the TC4 Neighborhood District. These small <br /> green areas provide important breathing space, contribute to stormwater management, and <br /> offer additional recreational amenities to serve the building tenants. There are several <br /> pockets of greenspace between the buildings that range from 30 to 50 feet in width. In <br /> accordance with the preliminary plat, the final site plan complies with the development <br /> guidelines. <br /> <br />t0. Grading and Drainage: Staff has received a grading and drainage plan for the <br /> development and has the following comments. Stormwater calculations must be submitted <br /> to the City and Lower Rum River Water Management Organization for verification of <br /> conformance with the master drainage plan. The URS memo dated December 22, 2005 <br /> indicates the calculations will be sent to Rick Voigt, Polaris Group for reviesv. Please <br /> provide the City a letter indicatIng compliance with the Master Stormwater Plan. <br /> <br />The SWPPP should be revised as noted. Part II.B.5 add (BMPS) ineffective". Part FV.B.5 <br />change 4" to 6". The city is adopting new water consercation measures which include 6" of <br />topsoil under all new landscaping. ADDITIONAL STORMWATER ... 24. Seed shall ab'lde <br />conform to IVINDOT Spec. 3876, Mixture 60B and be applied at a rate of i00 lbs/acre. <br /> <br />The grading plan shows proposed retaining walls along the non-garage sides of the buildings. <br />This will provide level areas adjacent to the buildings that can be used by the residents. <br />There are areas where the grade slopes away from the building at a 4:1 slope down to the <br />street.
