Final Plat & Site Plan: Ramsey Town Center 12m Addition <br />January 19, 2006 <br />Page 3 of 6 <br /> <br /> The retaining wall heights are below the threshold fo/'fences on top; however, this is a <br /> residential area and the walls are in the "open area". Fences should be considered on top of <br /> the walls. <br /> The proposed plan indicates some of the buildings will have up to 6 feet of foundation <br /> exposed below the first floor. Taller plantings must be provided in these areas as noted in the <br /> landscaping comments below. <br /> <br /> The plan view stationing for the retaining wails must be shown on all sheets. <br /> <br /> 11. Utilities: This subdivision will be served by sanitary sewer and city water servi6es that will <br /> be extended into the development. The utilities are stubbed to the lots from the previous <br /> development. <br /> <br /> The invert elevations of the proposed building services must be shown on the plans. The <br /> vertical separation between the water and sanitary sewer services must be 18". Installation of <br /> one water service per building precludes conversion of the units to townhomes in the future. <br /> The' main water meter must be in an accessible space, not in an individual unit. <br /> Several of the water service tees are under proposed steps. The watermain must have 7.5 ft of <br /> cover after the steps are installed. <br /> <br />12. Tree Preservation. A tree preservation plan was not required as the site is void of trees. <br />13. Sidewalks. Sidewalk was constructed along the primary streets by others. In accordance <br /> with the preliminary plat, sidewalk connections will be constructed between all of the <br /> buildings as a link between sidewalks on Xenolith, 1.47th Terrace and Willemite with the <br /> trails and sidewalks along Town Center Drive, Bunker Lake Blvd., and Zeolite Street N.W. <br /> <br /> 14. Park Dedication/Trail Development: Per the Master Development Agreement, the City <br /> and the Master Developer have negotiated a Park and Trail Dedication Agreement. In <br /> accordance with the Park and Trail Dedication Agreement, there is no park dedication or <br /> trail development fees owed on this plat. However, there is a park payment obligation in <br /> the First Amendment to the Master Development Agreement that requires a cash payment <br /> to the City upon sale of the property in an amount equal to 750 times the number of etioble <br /> units on the property, in accordance with the zoning regulations. <br /> <br /> 15. Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was <br /> completed that anticipated, the type and size of development shown on the plat. The <br /> proposed development is consistent with the traffic modeling system used as part of the <br /> AUAR analysis. Regional road improvements to facilitate the whole Ramsey Town Center <br /> development have been agreed upon and have already begun construction. This proposed <br /> development does not generate more traffic than was anticipated. <br /> <br />-222- <br /> <br /> <br />
