This fee <br /> will need to be paid prior to the City releasing the f'mal plat mylars for recording. The fee in <br /> place at the time of final plat approval will be charged, <br /> <br />17. Sewer and Water Trunk Fees: The'2006 Sewer and Water Trunk fees are $3,062.00 per <br /> unit. These fees will need to be paid prior to the City releasing the final plat mylars for <br /> recording. The fee in place at the time of £mal plat approval is the one that will be charged. <br /> <br />IS. Ramsey Town Center Phase I RoadWay Improvements, Phase II Roadway <br /> Improvements, AUAR Roadway Improvements, Parking Facility Improvements: In <br /> accordance with City of Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05-02- <br /> 068, assessments for Ramsey Town Center Phase I Roadway Improvements, Phase'ff <br /> Roadway Improvements, AUAR Roadway Improvements, and parking facility <br /> improvements shall be payable to the City in a single installment prior to the release of the <br /> f'mal plat mylars for recording. Total payment due includes principal plus accrued interest <br /> in the amount of 6.3% per annum commencing February 22, 2005. <br /> <br />19. Other Permits. The Developer is responsible for obtaining any and all permits required <br /> from other regulatory agencies. <br /> <br />20. Townhouse Design/Architectural Standards: The minimum/ma,,dmum building height <br /> in this district is 24 stories. Ail of the dwelling units are 3 stories and comply with the <br /> height requirements. Due to grades, the buildings were designed with the garage as the <br /> main level and the living quarters are on the second and th/rd stories. <br /> <br />The development is proposing one townhouse style (row house units). The Town Center <br />Development Guidelines establish a brick enhancement threshold of 35% of the non-glazed <br />area of the front facing wail, unless the building design is enhanced through other means such <br />as covered porch areas, broken roof lines, articulated facade and material or color changes. <br /> <br />The front facing wall contains a mix of rock face block, brick, vinyl siding and accents <br />consisting of cement fiber, metal fascia, and burnished block. Although this is considered the <br />building front, it doesn't contain any front doors. The reason for no doors is that the grades <br />are such that too many steps would be required to access the front doors from Bunker Lake <br />Blvd. However, there are 12 large windows that project outward from the building to provide <br />fagade articulation for pedestrian appeal. Color elevations have been provided and confirm <br />the use of color changes, k appears that the front wall will meet the Town Center guidelines. <br /> <br />The ~,vo end walls have been modified to include masonry accents and color changes. These <br />exteriors are now in conformance with the Town Center guidelines. <br /> <br />The rear wail will act as the front door as it will be the inly entrance to these units. This wall <br />also faces the single family homes in 8t~ Addition. The rear wall has also been modified to <br /> <br />-223- <br /> <br /> <br />
