Townhouse Size: City Code requires townhome units to be a certain size based on the <br /> number of bedrooms the unit will have: <br /> <br />I1 bedroom <br /> 2 bedroom <br /> ~ bedroom <br /> <br />700 square feet <br />800 square feet <br />960 square feet <br /> <br /> The final plat/site plan submittal did not include information regarding the unit sizes. Th.is <br /> information must be provided. <br /> <br />22. Off-Street Parking Requirements: The TC4 District requires 2 off-street parking spaces <br /> for each unit; this requirement is exceeded with the 2-car garages and the driveways. Some <br /> parking is allowed on public streets, however, this may not be adequate for overflow <br /> parking.-The preliminary plat identified 15 additional guest parking spaces. The final site <br /> plan proposes 14 additional guest parking spaces. This is acceptable to the City. The <br /> Development Contract will require that the parking nodes be maintained by the <br /> Homeowners Association. <br /> <br />23. <br /> <br />Driveway Length/%Vidth: Under the TC4a Zoning Code, driveways must be at least 20 <br />feet, but no more than 25 feet in length. Became of the curvilinear street and the unique <br />shape and depth of the property, the Board of Adjtmtment granted a variance on December <br />I, 2005 for several of the driveways to exceed the 25 foot maximum Iength restriction. <br /> <br />24. Landscaping: The Landscaping Plan revision, dated December 21, 2005, meets or exceeds <br /> all required standards. <br /> <br />25. Ground Cover/Irrigation: The development is required to estabhsh sod in all areas not <br /> improved with' structures or pavement. An irrigation system will need to be provided <br /> throughout the development where sodded and landscaped areas will be established. Any <br /> irrigation systems will need to be reviewed and approved by the City Engineer. <br /> <br />26. Maill~ox Location: The placement of mailboxes for the townhome units should be located <br /> along the private streets when possible. Location of mailboxes along public streets will need <br /> to be clustered and is subject to the review and approval of the Streets Supervisor. <br /> <br />27. Address Signage: The City will be requiring an address location sign (specifying the units <br /> addresses) to be placed at the entrance of all private streets. The required signage will assist <br /> emergency services in locating a specific unit when called to the site. In order to assist Staff <br /> in review of the placement of signs and to ensure an orderly look of the site, please revise <br /> the signage and striping plan to show address signs.
