neighborhood on the southeast and south boundaries. A density transition from the single family <br />uses to the proposed multi-family use may be required. However, the City is in the midst of <br />drafting a density transition ordinance and in the absence of a finalized ordinance, the Planning <br />Commission may want to provide some general direction on the methods of density transitioning <br />that will be acceptable in this case. Barium and Cobalt Streets are proposed to be extended from <br />the south into the plat; Barium will mm to the west and "T" into Cobalt Street; and Cobalt will <br />extend north to 153rd Avenue NW No access is proposed from St. Francis Blvd. NW The <br />pedestrian/bike path is proposed to be continued along the east side of T.H. #47. The townhomes <br />will also be subject to site plan approval for the purpose of reviewing architectural standards, <br />parking, landscaping, etc. Grading and drainage, traffic generation reports, site improvements, <br />etc., will be addressed in detail as part of the preliminary plat process. <br /> <br />Steve Sheltner, Tec Design, presented the updated sketch plan and building elevations to the <br />Commission. <br /> <br />Commissioner Dempsey stated that the proposed easterly six-plex would be adjacent to two rural <br />lots and will be difficult to achieve because this portion of the proposed development will fall <br />into the first tier of the transitioning requirements. <br /> <br />Mr. Sheltner replied that the area is difficult to buffer because it is a valley and there is a <br />significant storm sewer drainage area. <br /> <br />Vice-Chairperson Kociscak inquired as to what the units will sell for. <br /> <br />Mike Schneider, Homestead Multi-Family Development, replied approximately $160,000. <br /> <br />Motion by Commissioner Dempsey, seconded by Commissioner Reeve, to approve the sketch <br />plan for Orchard Hills, contingent upon resolving what will be required for density transitioning. <br /> <br />Motion Carried. Voting Yes: Vice-Chairperson Kociscak, Commissioners Dempsey, Reeve, <br />Griffiths, and Wivoda.
