The development is also a lower density than could be built on the property under the <br />existing zoning and because of both those reasons, he feels it is a reasonable use of the property. <br /> <br />Motion Carried. Absent: cormnissioners Griffiths and Wivoda. <br /> <br />Case#7: Request for Sketch Plan Review of a Minor Subdivision, Ramsey <br /> Townhomes; Case of Anoka County Community Action Program (ACCAP) <br /> <br />Community Development Director Frolik stated that Jeff Johnson of Anoka County Community <br />Action Program (ACCAP) has applied for sketch plan review to plat property located west of <br />State Highway #47, east of Sunwood Drive and south of 149th Avenue for a townhome project. <br />The property consists of approximately 11.31 acres and is proposed to be platted into one lot for <br />the 31 rental units and one outlot for the wetland. The City of Ramsey currently owns the <br />property. Lot 1 would be conveyed to ACCAP and the City may retain the outlot. The proposed <br />plat will derive one access from Sunwood Drive. The townhomes will be served by two private <br />cul-de-sacs in the north and south ends of the project area. Wetlands are encumbered by a <br />drainage and utility easement. Grading and drainage will be addressed in detail as part of the site <br />plan process. <br /> <br />Motion by Commissioner Kociscak, seconded by Commissioner Johnson, to approve the sketch <br />plan of Ramsey Townhomes for ACCAP and recommend final plat approval. <br /> <br />Motion Carried.
