She suggested leaving the property zoned R-1 to keep it consistent with what people <br />see along T.H. #47 and C.R.//5. <br /> <br />Chairperson Nixt stated that the draft Comprehensive Plan has identified most of the <br />undeveloped property along T.H. #47 as high density development. <br /> <br />Ms. Dock replied that she has not seen the proposed Comprehensive Plan, but the piece of <br />property they are referring to is very different than the area up by 153rd Avenue. She felt that it <br />makes sense to place commercial and higher density development in the open areas. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Kociscak, to close the public <br />hearing. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Kociscak, and Reeve. <br />Voting No: None. Absent: Commissioners Griffiths and Wivoda. <br /> <br />The public hearing closed at 8:38 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 8:38 <br />p.m. <br /> <br />Commissioner Johnson inquired as to the amount of land that is buildable on the property that is <br />currently zoned R-3. <br /> <br />Pete Rattika, Hakanson Anderson Associates, Inc., explained two acres of the current zoned R-3 <br />area is developable. <br /> <br />Commissioner Johnson inquired as to how many un/ts could be placed on the two acres. <br /> <br />Community Development Director Frolik replied that the current zoning would allow for 15 <br />units per acre on the two acres. <br /> <br />Mr., Johnson noted that there are two buildable parcels on the outlot that ACCAP was originally <br />proposing to build units on, but have since removed those units from the development. <br /> <br />Ms. Dock replied that that development proposal was prior to the Sunwood Drive construction <br />and at that point those areas were considered high grounds, but since the construction of <br />Sunwood Drive those two areas are no longer eligible for development because they have been <br />displaced as wetland. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Kociscak, to recommend that <br />City Council adopt Findings of Fact relating to a request to rezone property in Section 25 from <br /> <br />Planning Commission/November 6, 2000 <br /> Page 16 of 21 <br /> <br /> <br />
