Mr. Jankowski also noted that staff will be putting together a traffic generation analysis for <br />the development. <br /> <br />Mr. Lettner replied that he has already seen difficulty for people trying to make a left tum from <br />Barium onto T.H. #47 and with this development, it will only get worse. <br /> <br />City Engineer Jankowski replied that if there is a lot of back-up people will go to 153rd Avenue <br />because it is a lighted intersection. <br /> <br />Mr. Lettner stated that if there are children living in the townhomes, there will be no playground <br />area for the children to play. <br /> <br />Community Development Assistant Wald noted that the Park Commission will be reviewing the <br />plat and making their recommendations at their December meeting. <br /> <br />Mr. Lettner questioned if there is a 20 foot separation between each unit. <br /> <br />Mr. Lettner stated that the developer is placing a lot of housing in a small area and is opposed to <br />the development because he does not like the idea of increasing traffic in his neighborhood. <br /> <br />Chairperson Nixt replied that if the development is creating an excess amount of traffic, that is <br />one issue; but if the development increases traffic at a reasonable level, then the development is <br />appropriate. <br /> <br />Jason Santers, 15200 Barium, Lot 8, stated that he agrees with the traffic concerns, but <br />understands that the area will eventually be developed. He also agreed that the extension of the <br />private street needs to be completed to accommodate the development, but he does not see the <br />development as creating a high increase in traffic. He stated that he would prefer to see more <br />buffering otherwise, he is in agreement with the proposal. <br /> <br />Dennis Peterson, 15070 Cobalt Street, Ramsey, stated that he has seen the townhomes adjacent <br />to SA and it appears that you could almost shake hands between the buildings because they are <br />so close. He suggested that the higher density developments be required to have the same <br />amount of greenspace between units as single family housing. <br /> <br />Troy Cooper, 15160 Cobalt Street, Ramsey, Stated that he had a slight issue with the density <br />because it seems as if they are placing a lot of housing in a small area. He stated that he would <br />agree to the 20 foot separation also. He questioned the proposed value of the townhomes. <br /> <br />Grant Rademacher, Bills Superette, stated that they are willing to work with the City regarding <br />changing the private street into a public road. <br /> <br />Mr. Slettner explained that the spacing between the buildings is 24 feet minimum.
