CITY COUNCIL WORK SESSION Topic: Shorewalk Subdivision By: Sylvia Frolik, Asst. Community Development Director Background: On November 3, 2005, the Planning Commission reviewed the Sketch Plan for Shorewalk presented by John Feges of Shorewalk, LLC. The sketch plan for Shorewalk consists of approximately 90 acres on the east side of Sunfish Lake. The property is currently zoned R-1 Residential for single family homes. The developer was proposing to develop the property as a Planned Unit Development with 343 dwelling units; 71 single family and 272 townhomes. The Planning Commission expressed a great deal of concern with the potential impact an increase in density would have on the integrity cf this unique piece of property. In the opinion of the Commission, the sketch plan did not meet the intent of the PUD ordinance as far as preserving and enhancing the natural features of the land, and was being used to get a density bonus. Subsequently, the developer has revised the sketch plan to 170 single family lots. The sketch plan proposes connection to Sodium Street N.W. in Fox Ridge, an access at Sunfish Lake Blvd, and an access at Sunwood Drive. A connection with 148"~ Avenue N.W. to the east should also be planned. It is noted that the Planning Commission will be given the opportunity to review the revised sketch plan at their regular meeting in March. CCWS: 1.31.06 7
