CITY COUNCIL WORK SESSION <br />Topic: Shorewalk Subdivision <br />By: Sylvia Frolik, Asst. Community Development Director <br /> <br />Background: <br /> <br />On November 3, 2005, the Planning Commission reviewed the Sketch Plan for Shorewalk presented <br />by John Feges of Shorewalk, LLC. The sketch plan for Shorewalk consists of approximately 90 acres <br />on the east side of Sunfish Lake. The property is currently zoned R-1 Residential for single family <br />homes. The developer was proposing to develop the property as a Planned Unit Development with <br />343 dwelling units; 71 single family and 272 townhomes. <br /> <br />The Planning Commission expressed a great deal of concern with the potential impact an increase in <br />density would have on the integrity cf this unique piece of property. In the opinion of the Commission, <br />the sketch plan did not meet the intent of the PUD ordinance as far as preserving and enhancing the <br />natural features of the land, and was being used to get a density bonus. <br /> <br />Subsequently, the developer has revised the sketch plan to 170 single family lots. The sketch plan <br />proposes connection to Sodium Street N.W. in Fox Ridge, an access at Sunfish Lake Blvd, and an <br />access at Sunwood Drive. A connection with 148"~ Avenue N.W. to the east should also be planned. <br /> <br />Attachments: <br /> <br /> Site Location Map <br /> <br /> Exhibit A- Original multi-family Sketch Plan version <br /> <br /> Exhibit B - Revised single f,-arfily Sketch Plan version <br /> <br />Action Statement: <br /> <br />The sketch plan process provides the City Council the opportunity to relay to the developer <br />components of the prcposed subdivision related to street network, lot layout, and overall residential <br />design that are acceptable and components that may need further analysis dudng preliminary plat <br />submittal.
