Shade Tree Creek <br />Preliminary Plat Review <br />January 26, 2006 <br />3 of 5 <br /> <br />Drainage and Grading: The following bullet points need to be addressed on revisions of the <br />grading and drainage plans: <br /> · The existing Erkium Street & 177~h Avenue must remain passable at all times. <br /> · Ali lots must have a minimum of a 1% drainage check lots in Block 3. <br /> · Show lowest floor & garage on the existing house. <br /> · Show drainage arrows. <br /> · Retaining walls need to signed by an Engineer and submitted to the City of Ramsey for <br /> approval, any retaining wails higher than 42" must have an approved railing or fence. <br /> · The storm water calculations must be submitted to the Lower Rum River Water <br /> Management Organization (LRRWMO) for review and approval. <br /> · A NPDES permit is also required with a courtesy copy of the City of Ramsey. <br /> <br />Streets and Access: The preliminary plat proposes to provide a public street (Erkium Street) <br />from 177u~ Avenue to service the proposed 16 single family lots, ending in a cul-de-sac. This <br />road must be constructed to the plat boundary on the south and must be constructed to urban <br />standards to the southernmost lot. The remainder of Erkium Street can be paved to rural <br />standards. Wayne and Marian Meloche are the property owners south of: the plat and currently <br />have a private easement through your property under the Development Agreement for <br />RiverBrook. They have agreed that they will share responsibility in the construction of a road on <br />that private easement at a time when development occurred. The Meloche's have been copied on <br />this letter. Additionally, a variance will be needed to the maximum cul-de-sac length of 600 feet <br />for Erkium Street. <br /> <br />The plan also shows a road to the west, which must be constructed to rural road standards to the <br />extent of the parcel in order to facilitate better access to the proposed 16 lots and to provide <br />access to the community dminfie[d. It is preferred that a connection be made to the west to 177th <br />Avenue. The City is exploring options for obtaining right-of-way to make that connection. <br /> <br />Water Utilities: The new lots are proposed to be served by individual wells. All water <br />infrastructure must be installed prior to the installation of the streets. If individual wells are <br />preferred, a maintenance plan must be outlined to ensure the integrity of the water infrastructure <br />while it is unused. All systems must be designed with the ability to connect to municipal <br />watermains in the future. Please submit a revised utility, plan that shows the installation of <br />watermains under the proposed street and stubs to proposed house pads. <br /> <br />Sewer and Septic Utilities: The following bullet points need to be addressed on revisions of the <br />utility plan: <br /> · Upgrade city details also include city logo on city details. <br /> · Provide profile views for sanitary sewer and storm sewer. <br /> · indicate the location of sewer and water stubs from the lateral pipes to the house pads. <br /> <br />20 <br /> <br /> <br />
