Shade Tree Creek <br />Preliminary Plat Review <br />January 26, 2006 <br />4 of 5 <br /> · B618 curb and ~tter shall be installed at all curb returns and catch basins. <br /> · All storm sewer pipe needs to be RCP. <br /> · Proposed lift station will be required to be abandoned, and connected to a gravity system <br /> in the future that flows southerly. <br /> · A 20' drainage and utility easement centered over the forcemain will be required . <br /> · Provide drainage and utility easement to connect the gravity sewer location to be <br /> determined. <br /> · Primary and secondary sites for common septic system must be fenced off prior to <br /> construction and be platted as outiots. <br /> · Type of specific community septic system & location must be submitted to the City, <br /> including soil borings logs & location. All soil observations must be of the pit type, ail <br /> soil borings must be supervised by a Soil Engineer. All soil reports and logs must be <br /> signed by Soil Engineer. <br /> · Information concerning the contractor responsible for maintaining and monitoring the <br /> commuz/ty septic system is required. This system will also require an annual inspection. <br /> · Ail land proposed to be used as a community dminfield must be developed in an outlot, <br /> and ownership will be maintained by either a homeowner's association or by a <br /> management entity. <br /> <br />Please submit details on the specific design elements of the septic system, materials <br />outlining the responsible party for the management and maintenance of this system, and a <br />revised site plan indicating the development of the community septic system on an outlot. <br /> <br />Easements: Ail wetlands must be encumbered by drainage and utility easements. It is also <br />requested that all wetland buffers are encumbered by drainage and utility easements. <br /> <br />Home Owners Association: A Home Owners' Association (HOA) is required for this <br />development, to manage the maintenance of the communal septic system. The City wiI1 review <br />all HOA documents prior to release of the final plat for recording. The HOA will be required to <br />establish a financial surety to ihsure the adequate operation and maintenance of the on site <br />system, and the eventual connection to the municipal system when it becomes available. It is also <br />the developer's responsibility to notify potential purchasers of cluster lots of the possibility of <br />future development on the remainder of the parcel. The notice must include a statement to this <br />effect and include a copy of the Urban Development Plan required as part of City Code. A copy <br />of this notice shall be sent to the City. The developer shall obtakn a signed acknowledgement <br />from the purchaser stating that the purchaser has reviewed the future development notice, and <br />understands that the remnant parcel may be developed in the future. <br /> <br />Park Dedication: The preliminary plat will be forwarded to the Park and Recreation <br />Commission for a recommendation on park dedication. It is expected that a cash contribution <br />will be sufficient to meet the park dedication requirements, at this time. At the time of future <br />development on this site, a land dedication may be required. <br /> <br />21 <br /> <br /> <br />
