We offer the following comment, s: <br /> <br />General: The submitted preliminary plat proposes to plat approximately 36 acres to create I2 <br />new single-family lots and replat an existing house. These iots would be clustered on <br />approximately 6.6 acres in the southwest portion of the site. The subject property is generally <br />located on 177 Avenue east of Puma Street. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. <br /> <br />Lot Area and Width: The current minimum lot size in ~e R-I - Rural Developing Area is <br />10,800 square feet, with a maximum of 32,670 square feet. The required lot width is 80 feet (90 <br />feet for comer lots). Some of the lots appea2r to be deficient of the 80 foot width requirement. <br />Please revise the plat to reflect minimum lot width of 80 feet is met at the front property <br />line or building setback line. <br /> <br />City Code requires any existing house to be replatted in a buildable lot. Please revise the site <br />plan to assign a new lot and block legal descrption to Outlot C, as shown on the original <br />sketch plan. <br /> <br />Density: The R-1 Residential - Rural Developing Area allows a gross density of I unit per 2.5 <br />acres, or 0.4 units per acre. <br /> <br />Landscaping Plan: The following comments are offered regarding the landscaping plan; dated <br />January 5, 2006: <br /> <br />City Code requires that every single-family lot receive two (2) overstory trees, consisting of a <br />mixture of coniferous and deciduous species (not less than 25% of either type). However, <br />existing trees that will remain after construction appear to satist~ the planting requirements on <br />Lots I-5 Block I.
