Please submit <br />a revised planting schedule. <br /> <br />Density Transitioning: Density transitioning is required when urban lots are proposed adjacent <br />to rural lots. It does not appear that density transifioning is required for the proposed subdivision. <br /> <br />Tree Preservation Plan: Please verify what is intended with the large cluster of trees at the east <br />end of L8 BI. There does not appear to be a need for these to be removed. The tree inventory <br />does not specify plans for many of the trees. A majority of the trees on this site are located within <br />or on the fringe oft. he wetland and thus will notbe impacted. Staffis requesting that all attempts <br />be made to preserve additional existing trees if feasible. Please submit a revised tree <br />preservation plan indicating those trees to that are to be saved, and those to be removed. <br /> <br />Wetlands: A large portion of the property is wetland, which will need to be encumbered with <br />drainage and utility easements. The City has also adopted a wetland buffer ordinance. This <br />wetland is classified as "Manage 1" and requires a buffer of a minimum of 20 feet, and an <br />average of 25 feet. The required wetland buffer must be shown as part of the landscaping plan. <br />Refer to seed mixture tabulations found in Chapter 3 of Nfi"4'DOT's Guidelines for Restoring & <br />Mana~ng Native Wetland Vegetation regarding standards for establishing the buffer areas. <br /> <br />There is an additional 15 foot building setback from the wetland buffer boundary. Also, ali <br />wetland buffers must be marked with appropriate monumentation and cannot be graded or <br />mowed. This setback from buffer boundaries wiI1 be verified when building permits are <br />reviewed. Additionally, the preliminary plat is showing wetland filling in several areas of the <br />plat. Any wetland impacts will need to be reviewed and approved by the Lower Rum Privet <br />Water Management Organization (LRRWMO). It is suggested that materials be submitted to the <br />LRRWMO as soon as possible, as it may take time to gain approvals. <br /> <br />Drainage and Grading: The following bullet points need to. be addressed on revisions of the <br />grading and drainage plans: · Show city details. <br /> · Show street centerline grades. <br /> · City policy requires a minimum of 18" from the street to the building. <br /> · All lots must have a minimum of a 1% drainage. <br /> · The storm water calculations must be submitted to the <br /> Lower Rum River Water Management Organization (LRRWMO) for review and <br /> approval. <br /> · A NPDES permit is also required with a courtesy copy of the City of Ramsey. <br /> · Retaining walls are shown within the city right-of-way. <br /> · Plans need to signed by an Engineer and submitted to the City of Ramsey for approval. <br /> <br />32 <br /> <br /> <br />
