Wild Oaks of Ramaey <br />Preliminary Plat Review <br />January 27, 2006 <br />$ of 5 <br /> <br />Sewer and Septic Utilities: The following bullet points need to be addressed on revisions of the <br />utility plan: <br /> · Show city details. <br /> · Provide plan and profile views for sanitary sewer and storm sewer down Nutria Street <br /> and 171st Avenue to the western property line. <br /> · Indicate the location of sewer and water stubs fi.om the lateral pipes to the house pads. <br /> · Revise the invert for the stub out ofMI--I 5 to the East have a minimum of 7 feet of cover. <br /> · A 50.00 foot drainage and utility easement along the most southerly line of Outlot B. Said <br /> easement to be located in Outlot C. <br /> · Primary and seconciary sites for common septic system must be fenced off prior to <br /> construction. <br /> · Type of specific community septic system & location must be submitted to the City, <br /> including soil borings logs & location. All soil observations must be of the pit type, all <br /> soil borings must be supervised by a Soil Engineer. All soil reports and logs must be <br /> signed by Soil Engineer. <br /> · Information concerning the contractor responsible for maintaining and monitoring the <br /> community septic system is required. This system will also require an annual inspection. <br /> · All land proposed to be used as a community dralnfeld must be developed in an outlot, <br /> and ownership will be maintained by either a homeowner's association or by a <br /> management entity. <br /> <br />Please submit details on the specific design elements of the septic system and materials <br />outlining the responsible party for the management and maintenance of this system. <br /> <br />Water Utilities: The new lots are proposed to be served by individual wells. Ali water <br />infrastructure must be installed prior to the installation of the streets. If individual wells are <br />preferred, a maintenance plan must be outlined to ensure the integrity of the water infrastructure <br />while it is unused. All systems must be designed with the ability to connect to municipal <br />watermains in the future. Please submit a revised utility plan that indicates the installation of <br />watermains under the proposed street and stubs to proposed house pads. <br /> <br />Easements: All wetlands must be encumbered with drainage and utility easements. Also, <br />common property easements must be indicated. These drainage and utility easements 'are 10 feet <br />inside property lines at lot frontage and 5 feet inside property lines on common lot lines. Please <br />submit a revised plan indicating these easements. <br /> <br />Home Owners Association: A Home Owners' Association (HOA) is required for this <br />development, to manage the maintenance of the communal septic system. The City will review <br />all HOA documents prior to release of the final plat for recording. The HOA will be required to <br />establish a financial surety to insure the adequate operation and maintenance of the on site <br />system, and the eventual connection to the municipal system when it becomes available.
