Wild Oakx of Ramsey <br />Preliminary Plat Review <br />January 27, 2006 <br />4 of 5 <br />the developer's responsibility to notify potential purchasers of cluster lots of the possibility of <br />future development on the remainder of the parcel. The notice must include a statement to this <br />effect and include a copy of the Urban Development Plan required as part of City Code. A copy <br />of this notice shall be sent to the City. The developer shall obtain a signed acknowledgement <br />from the purchaser stating that the purchaser has reviewed the future development notice, and <br />understands that the remnant parcel may be developed in the future. <br /> <br />Streets and Access: The preliminary plat shows a connection to 173rd Avenue NW with the <br />construction of Nutr/a Street. It is staff's recommendation that a future second access is provided <br />to the west of the plat to eventually connect with the existing 17Ia Avenue NW and that Nutria <br />Street is platted tO the south boundary of the plat. A temporary cul-de-sac at the end of Nutria <br />Street is indicated. Nutria Street must be constructed to City Standards. A variance will need to <br />be processed to exceed the maximum cul-de-sac length of 600 feet for Nutria Street. <br /> <br />Sidewalks: City policy requires the installation of sidewalks along one side of all non cul-de-sac <br />public streets in single-family developments. Nutria Street and 171st Avenue will need to have a <br />sidewalk on one side. Please submit a revised site plan indicating the location of proposed <br />sidewalks. <br /> <br />Future Subdivision Plan: The preliminary plat submitted is deficient of a Future Subdivision <br />Plan for Outlot D. The preliminary plat submitted must be modified accordingly. <br /> <br />Park Dedication: The preliminary plat will be forwarded to the Park and Recreation <br />Commission for a recommendation on paxk dedication. It is expected that a cash contribution <br />will be sufficient to meet the park dedication requirements, at this time. At the time of future <br />development on this site, a land dedication may be required. <br /> <br />Trail Construction and Fee: Trail Fees must be paid for new lots created prior to release of the <br />final plat for recording. Per the City's Park and Trail Plan, 173~a Avenue is intended to be a trail <br />corridor. The City will continue to work with the developer to determine if trail construction is <br />required. <br /> <br />Sewer and Water Trunk Fee: The future payment of sewer and water trunk fees for the <br />proposed lots will be detailed in the Development Agreement for the plat and/or in the HOA <br />documents. <br /> <br />Stormwater Management Fee: A stormwater management fee must be paid for all new lots <br />being created. The rote in effect at the time of final plat approval must be paid prior to the City's <br />release of the final plat for recording. <br /> <br />The Ramsey Planning Commission will be meeting at 7:00 PM on Thursday, February 2, 2006 at <br />the Ramsey Fire Station located at 15050 Armstrong Boulevard, to consider your request for <br />sketch plan review.
