Once the future development phase happens, the <br />private cul-de-sac could be put in place with the public street connecting to Alpine Drive. <br /> <br />Another public safety concern is the limitation of only one access point for 59 townhome units <br />onto I51st Lane. If a secondary access cannot be provided, the number of units may need to be <br />restricted until such time as a second access point is available. <br /> <br />The City will hire a traffic consultant to review the traffic patterns and traffic impact of the <br />development. The costs of this study will be billed to the Developer. <br /> <br />A detailed drainage and grading plan will be addressed during the preliminary plat and site plan <br />process. <br /> <br />A tree preservation plan and density transition provisions will need to be shown as part of the <br />preliminary plat submittal. <br /> <br />Recommendation: <br /> <br />The sketch plan process provides the Planning Commission the oppommity to relay to the <br />developer components of the proposed subdivision related to street network, townhome layout, <br />and overall residential design that are acceptable and components that may need further analysis <br />.during preliminary plat submittal. <br /> <br />Commission Action: <br /> <br />Provide the developer with feedback and direction related to the proposed sketch plan. <br /> <br />Review Checklist: <br /> <br />Asst.
