We offer the following comments: <br /> <br />General: The subject property is approximately 13 acres in size, with approximately 9 buildable <br />acres and is generally located west of Nowthen Bird and north of 151st Lane. The sketch plan is <br />proposing a total of 59 townhomes units (5 six-unit buildings, 6 four-unit buildings, I three-unit <br />buildings, and I two-unit buildings). The townhomes will be subject to a site plan review for all <br />other aspects of the proposal including but not limited to architectural standards, off-street <br />parking, structure setbacks, and landscaping. The results of the site plan review may impact the <br />actual number oftownhomes to be developed on the property. <br /> <br />Zoning: The property is zoned R-I Low Density Residential and the density of townhomes are <br />not a permitted use in this zoning district. The development of the property with townhomes will <br />require an amendment to the Comprehensive Plan Future Land Use Map and a rezoning from R- <br />I Low Density Residential to R-2 Medium Density Residential. <br /> <br />Density: The max/mum net density allowed in the R-2 district is 7 units per acre for townhomes. <br />The gross density is approx/mately 4.5 units per acre. Net density is calculated exclusive of <br />wetlands and major roadways within the plat boundaries. The proposed development shows a <br />net density of 6.5 units per acre. <br /> <br />Setbacks: The sketch plan will be subject to the following setbacks: 25 feet from Public and <br />Private Street, 30 feet from Exterior Development Boundary Line, a 25 foot minimum width to a <br />50 foot maximum width wetland buffer, averaging a 30 foot buffer with a minimum 15 foot <br />structure setback from the buffer strip, and a 20 foot building separation. The setbacks must be <br />shown on the preliminary plat. <br /> <br />Landscaping and Tree Preservation Plan: The City Council has adopted a Tree Preservation <br />Ordinance that applies to this plat. A tree preservation plan will need to be provided during the <br />preliminary plat process. The plan should include all existing trees on the property that are four <br /> <br /> <br />
