CASE #: o'~ <br /> <br /> Public Hearing <br />REQUEST FOR PRELIMINARY PLAT OF SHADE TREE CREEK; <br />CASE OF SHADE TREE CONSTRUCTION <br /> By: Breanne Dairies, Associate Planner <br /> <br />Background: <br /> <br />Shade Tree Construction has applied for preliminary plat to develop 16 single-family lots On the <br />property generally located south of 177th Avenue. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Preliminary Plat, current and future plans <br />c) Grading Plan <br />d) Utility Plan <br />e) Landscaping Plan <br />f) Tree Inventory and Preservation Plan <br />g) Minutes from Planning Commission meeting on May 5, 2005 <br />h) City Staff review letter dated January 27, 2006 <br /> <br />Notification: <br /> <br />In accordance with State Statute and City Code residents within 700 feet were notified of the <br />preliminary plat. <br /> <br />Observations: <br /> <br />The applicant is proposing to create 16 single-family lots on approximately 40 acres. The <br />property is currently located in the R-I Rural Developing district, with a minimum density of 1 <br />lot per 2.5 acres, or 0.4 units per acre. As submitted, the preliminary plat is proposing a gross <br />density of .4 units per acre. All of the proposed lots appear to meet the cluster standards for <br />Rural Developing. Lots conform to minimum and maximum lot width, size, and frontage on a <br />public road, with the exception of Lot 9, Block 3 which appears slightly larger than permitted. <br />As part of the requirements for cluster developments, a detailed plan for the design, management, <br />and maintenance of the community septic system is required. This information has not been <br />submitted at this time. Staff is requesting that the applicant submit details concerning the <br />community system. <br /> <br />Also, as part of the requirements for cluster developments, a utility plan outlining the installation <br />of sewer and water facilities is required. The applicant has submitted materials indicating the <br />location of sewer facilities, and is proposing individual wells to provide water services to the <br /> <br />3 <br /> <br /> <br />
