We offer the following comments: <br /> <br />General: The sketch plan proposes to replat Outlot B, Amber Pddge into 5 single family urban <br />lots and one outlot. The property is approximately 2.2 acres in size. <br /> <br />Zoning: The property is zoned R-2 Medium Density Residential and single family homes are <br />not a permitted use in this zoning district. The development of the property with single family <br />homes will require an amendment to the Comprehensive Plan Future Land Use Map and a <br />rezoning from R-2 Medium Density Residential to R-1 Residential. <br /> <br />Lot Sizes: The minimum lot size in the R-1 Residential area within the Metropolitan Urban <br />Service Area (MUSA) is 10,800 square feet. Compliance with the lot size requirements must be <br />verified at the time of preliminary plat review. <br /> <br />Densit],: The maximum net density allowed in the R-I MUSA district is 3 units per acre for <br />single family homes. The gross density is approximately 2.2 units per acre. Net density is <br />calculated exclusive of wetlands and major roadways within the plat boundaries. The net density <br />must be verified at the time of preliminary plat review. <br /> <br />Lot Dimensions: All proposed lots must maintain 80 feet of frontage, either at the road right-of- <br />way or the building setback line. The preliminary plat must verify this standard is being met. <br /> <br />Setbacks: The sketch plan will be subject to the following setbacks: 30 foot front and rear yard, <br />a 10 foot side yard for habitable space, and a 6 foot side yard aninhabitable space. The setbacks <br />must be shown on the preliminary plat. <br /> <br />75 <br /> <br /> <br />
