Sketch Plan: Amber Ridge 2~d Addition <br />January 13, 2006 <br />2of$ <br /> <br />Landscaping and Tree Preservation Plan: The City Councll has adopted a Tree Preservation <br />Ordinance that applies to this plat. A tree preservation plan will need to be provided during the <br />preliminary plat process. The plan should include all existing trees on the property that are four <br />(4) inches or greater in diameter indicating the species, size, location, and any pertinent <br />comments regarding tree condition. Furthermore, a landscaping plan will also be required. Two <br />(2) trees per lot are required and shall consist of a mixture of deciduous and ever~een species, <br />not less than 25% of either type. Existing trees that are preserved throughout the construction <br />process may be credited toward planting requirements based on size, species, and location. <br />Density Transition: The subject property is bounded on the north and east by low density single <br />family urban lots and density transitioning will not be required. <br />Wetlands: Any wetlands present on the property must be delineated on the preliminary plat and <br />encumbered with drainage and utility easements on the final plat. The City has also enacted a <br />wetland buffer ordinance and the extent of the buffer required is dependent on the quality of the <br />wetland. <br /> <br />Drainage and Grading Plan: Grading and drainage plans will need to be provided during the <br />preliminary plat process. The plat `MI1 be subject to permitting by the Lower Rum River <br />Watershed Management Organization. Amber Ridge currently drains into the subject property <br />proposed to be developed as the 2nd Addition. This drainage area `Mi1 have to be replaced. <br /> <br />Public Streets and Access to Lots: The sketch plan proposes to extend the Argon Street cul-de- <br />sac to provide public access to the lots. City Code restricts the length of dead-end streets to 600 <br />feet. Argon Street cul-de-sac is currently about 850 feet in length. Adding to the length of the <br />already over-extended cul-de-sac will require a variance. <br /> <br />Utilities: All lots are proposed to be served by municipal sewer and water. <br />Park Dedication: The sketch plan ,MI1 be forwarded to the regular February meeting of the Park <br />and Recreation Commission for review and recommendations for park dedication. Tl~e current <br />cash requirement is $2,400.00 per unit. The rate in effect at the time of final plat approval will <br />be utilized. <br /> <br />Trail Fee: The plat will be subject to Trail Fees and they must be paid prior to release of the final <br />plat for recording. The current rate is $580.00 per unit; the rate in effect at the time of final plat <br />approval will be utilized;. <br /> <br />Trunk Sewer and Water Fees: The plat will be subject to trunk sewer and water fees for each <br />newly created lot. The current rate t'or trunk sewer is $1,137.00 per unit; the current rate for <br />trunk water is $1,925.00 per unit.
