Drainage and Grading: A drainage and grading plan will be required at time of preliminary <br />plat. <br /> <br />Easements: The standard 10 foot drainage and utility easements are located along the north and <br />west perimeter of the newly created lot, except on the south side, where a 14 foot drainage and <br />utility easement is taken and on the east side where a 40 foot electric utility easement is taken. <br />There is also an underground gas pipe that will need to be vacated before a site plan can be <br />submitted. <br /> <br />Park Dedication: Park dedication fees will be addressed as part of the Tax Increment Financing <br />(TI?) agreement at such time when development occurs on the newly created lots. <br /> <br />Trail Fees: Trail fees will be addressed as part of the TIF agreement for the lot when <br />development occurs. <br /> <br />Sewer and Water Trunk Charges: These fees will be addressed in the TIF agreement when <br />development occurs on the newly created lot. <br /> <br />Storm Water Management Fee: The storm water management will be addressed in the TIF <br />agreement when development occurs on the lot. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, February 2, 2006 at <br />Ramsey Fire Station, 15050 Armstrong Blvd., to review the minor subdivision. <br /> <br />Respectfully, <br /> <br />CITY OF RAMSEY <br /> <br />Brearme Dalnes <br />Associate Planner <br /> <br />84 <br /> <br /> <br />
