The focus of this study involves public improvements required to develop the currently vacant <br />parcels. A review of the existing infrastructure adjacent to the undeveloped parcels was completed to <br />provide a basis of future improvements required to complete the infrastructure network in The COR. <br />Street and Trail Improvements <br />Sunwood Drive NW <br />The improvements completed in 2004 provided a fully developed concrete roadway adjacent to the <br />undeveloped area located in the northwest area of The COR. The boulevard was designed to allow for <br />future widening and expansion as development and other improvements occur. <br />Center Street NW <br />Improvements to Center Street NW were completed in 2014 and included construction of a 36-foot-wide <br />bituminous street with a 10 foot concrete sidewalk, angled parking along the west side, and parallel <br />parking stalls along the east side of the street. <br />The extension of the full Center Street typical section was completed to 100-feet north of 145' Avenue <br />NW. Then, the eastern half north to Ramsey Parkway was reconstructed with the Sapphire Apartments. <br />The remaining roadway was then constructed as a temporary street section with bituminous curb north to <br />Bunker Lake Boulevard. <br />The alignment of Center Street between Ramsey Parkway and Bunker Lake Boulevard followed the <br />original plat of Ramsey Town Center. This does not match the revised 2012 COR master plan alignment. <br />See Figure 4 in Appendix B. <br />Willemite Street NW & Ramsev Parkway <br />Willemite Street from Sunwood Drive to Ramsey Parkway and Ramsey Parkway from Willemite Street <br />to Center Street was constructed in conjunction with the Affinity at Ramsey housing.
