We offer the following comments: <br /> <br />General: The preliminary plat proposes to create a tom[ of 16 single family lots on a 40 acre <br />parcel. The lots are proposed to be clustered on approximately 8 acres. The subject property is <br />generally located south of the intersection of Erkium Street and 177* Avenue NW. Future build- <br />out is planned to add approximately 35 additional lob when mun/cipal services become <br />availab[e. <br /> <br />Zoning: The property is zoned R-1 R~sidential and is located in the Rural Developing Area, <br />Lot ~Area and Width: The current minimum lot size in the R-I - Rural Developing Ama [s <br />I0,800 square feet, with a max/mm of 32,670 square feet. The required [or width is 80 feet (90 <br />feet for corner lots). Lot 9, Block 3 appears to be larger than the ma,x/mum square footage. <br />Please submit a revised site plan that reduces the size of that lot to conform to city <br />standarda. <br /> <br />Density: The R-i Residential - Rural Developing Area allows a gross density of I unit per 2.5 <br />acres, or 0.4 units ~er acre. The plat indicates a gross density of exactly .4 units per acre. <br /> <br />Density, Transitioning: Density [ransitioning [s required along the eastern boundary and a <br />por~ion of the northern boundary of th/s site. Existing tree cover and features such as wetlands <br />can satisfy transitiening requirements. Lots ~-9 Block 3 appear to meet the tr=nsitioning <br />minimums thrt~ugh existing vegetation and wetlands. However, density transitiomng will still be <br />necessary ~br Lots I-3 Block 3 and Lot 1 Block 1. <br /> <br />Please submit information on how the density transition ~vill be achieved. <br /> <br />18 <br /> <br /> <br />
