We offer the following comments:

General: The submitted preliminary p[at proposes to plat approximately 36 acres to create I2
new single-family lots and replat an ex/sting Souse. These lots would be clustered on
approximately 6.6 acres in the southwest portion of tlxe site. Tko subject property is generally
located on i 73~ Avenue east of Puma Street.

Zoning: TEe property, is zoned 1~.-I Residential and is located in the Rural Developing Area.

Lot Area and Width: Tlxe current mirfimtma lot size in the Ri.I - Rural Developing Area is
10,800 square feet, with a maximum of 32,670 square feet. The required lot width is 80 feet (90
feet for comer lots). Some of the lots appear to be deficient of the 80 foot width requirement.
Please revise the plat to reflect minknum lot width of 80 feet is met at the front property
line or building setback line.

City Code requires any existing house to be replarted in a buildable lot. Please revise the site
plan to assign a new lot and block legal deacrprion to Outlot C, as shown on the original
sketch plan.

Densit3,: The R-1 Residential - Rural Developing Area allows a goss density of i umt per 2.5
acres, or 0.4 umts per acre.

Landscaping Plan: Tee following comments are orr%red regarding the landscaping plan; dated
January 5, 2006:

City. Code requires that every single-family lot receive two (2) overstory trees, consisting of a
mixture of comferous and deciduous species (not less t,~an 25% of either type). However,
ex/sting trees that will remain ai%r cons~'zucticn appear to sat/sO ~e planting requirements on
Lots I-5 Block l. Approximately 30% of the existing trees on site consist of over, eons.

32
