Please submit <br />a revised planting schedule. <br /> <br />Density Transitioning: Density transitioning is requi~d when urban lots are proposed adjacent <br />to rural lots. [t does not appear that density transitioning is required for the proposed subdivision. <br /> <br />Tree Preservation Plan: Please verify what is intended with the large cluster of trees at the east <br />end of L8 B 1. There does not appear to be a need for these to be removed. The tree inventory <br />does not specify plans for many of the trees. A majority of the trees on th/s site are located within <br />or on the fringe of the wetland and thus will not be impacted. S taft is requesting that all attempts <br />be made to preserve additional e,'dsting trees if feasible. Please submit a revi~ed tree <br />preservation plan indicating those trees to that are to be saved, and those to be removed. <br /> <br />Wetlands: A [argo pordon of the properz7 is Wetland, wkich will need to be encumbered with <br />drainage and utility easements. The City has also adopted a wetland buffer ordinance. This <br />wedand is classified as "Manage 1" and requires a buffer of a minimum of 20 feet, and an <br />average of 25 feet. The required wetland buffer must be shown as part of the landscaping plan. <br />Refer to seed mixture tabulations found in Chapter 3 of N[NDOT's Guidelines for Restoring & <br />Managing Native Wetland Vegetation regarding standards for establishing the buffer areas. <br /> <br />There is an additional 15 foot bulldin=o setback from the wedand buffer boundau. Also, ail <br />wetland buffem must be marked with appropriate monumentation and cannot be graded or <br />mowed. This setback from buffer boundaries will be verified when building permits are <br />reviewed. Additionally, the preiiminar7 plat is showing wetland filling in several areas of the <br />plat. Any wetland impacts will need to be reviewed and approved by the Lower Rum River <br />Water Management Organization (LR.RWMO). [t is suggested that materials be submit-ted to the <br />LRRWMO as soon as possible, as [t may take time to gain approvals. <br /> <br />Drainage and Grading: The following bullet points need to be addressed on revisions of the <br />=m'ading and drainage plan~: · Show city details. <br /> · Show street centeriine grades. <br /> · City policy requires a minimum of 18" from the street to the building. <br /> · Ail tots must have a minimum of a I% drainage. <br /> · The storm water calculations must be submitted to the <br /> Lower Rum River Water Management Organization (LRRWMO) for review and <br /> approval. <br /> · A NPDES permit is also required with a courtesy copy of the City of Ramsey. <br /> · Retaining wails are shown within the city r/ght-of-way. <br /> · Plans need to si~ed by an Engineer and submitted to the Ci~ of Ramsey for approval. <br /> <br />33 <br /> <br /> <br />
