CASE # 3 <br />SKETCH PLAN REVIEW FOR AMBER RIDGE 2"d ADDITION <br /> By: Leonard Linton, Civil Engineer <br /> <br />Background: <br /> <br />E & G Development has submitted a sketch plan for Amber Ridge 2~a Addition. This project <br />is located at the south end of Argon Street. The project is located in the Oxbow Recreation <br />District. The site is zoned R-2, the developer is asking that it be re-zoned to R-1 to allow for <br />single family homes. This will require a comprehensive plan amendment that will take some <br />time to process. The development will have 5 single family lots and one outlot. <br /> <br />Observation: <br /> <br />The trail along the east side of TH 47 runs near the site and a portion of the trail may need to <br />be relocated to accommodate the new street. Additional trail connections are not required in <br />conjunction with this plat. <br /> <br />Staff has identified a need for a trail connection from TH 47 to Waco Sreet in this area. This <br />would be made south of this parcel; utilizing land that is presently owned by the city; as well <br />as a wetland crossing nearer to Waco Street. <br /> <br />Staff Recommendation: <br /> <br />Staff recommends continuing to work on making a trail connection to Waco Street.
