Director <br /> <br />Background: <br />Lawrence Olson of E&G Development has submitted a sketch plan to replat Outlot B, Amber <br />Ridge into 5 single family urban lots and one outlot. The property is located on the east side of <br />T.H. #47, at the. souttzerly terminus of Argon Street N.W. Tt~e tbllowing items are enclosed for <br />your information: <br /> <br />a) Site location map <br />b) Sketch plan <br />c) City Staffreview letter dated January 13, 2006 <br /> <br />Notification: <br />No public heating is required at the sketch plan stage of a plat. However, the City Council <br />adopted a policy requiring notification of proposed subdivisions to be sent out to residents within <br />350 feet of the subject property at the sketch plan stage. Staff attempted to notify property. <br />owners within 700 feet of the subject property. <br /> <br />Observations: <br />The subject property is 2.2 acres in size and is bounded on the' north and east by single family <br />urban lots. <br />The property is zoned R-2 Medium Density Resident/al and single family homes are not a <br />permitted use in tt~s zoning district. The development of the property with single family homes <br />will require an amendment to the Comprehensive Plan to change the land use fi:om medium <br />density residential to iow density residential. If the Comprehensive Plan amendment is <br />approved, the property will then be rezoned fi:om R-2 Residential to R-1 R~sidential. <br /> Compliance wi~ lot width, lot size, and setback requirements must be verified at the time of <br /> preliminary plat approval. <br /> The sketch Dian proposes to extend the Argon Street cul-deosac to provide public access to the <br /> lots. City Code restricts the len~h of dead-end streets to 600 feet. Argon Street cul-de-sac is <br /> currently about 850 feet in length. Adding to the length of the already over-extended cul-de-sac <br /> will require a variance. <br /> <br />38 <br /> <br /> <br />
