Victor Sacco, Manager of Real Estate for Holiday Companies, replied that they have done quite a <br />bit of research regarding the growth in the area and they feel that they offer a state of the art <br />facility that offers a safe and friendly environment. They feel that they can serve the market <br />because Jt is a key intersection. SuperAmerica (SA) does not have the convenient access and <br />Bill's Superette is a mile north. <br /> <br />Councihnember Anderson stated that she is concerned that not all of the gas stations will be able <br />to stay in business, which is serious with the way a gas station is set up with underground tanks <br />and does not readily convert to another type of business. <br /> <br />Councilmember Hendriksen questioned if should they be the one selecting the winners and losers <br />or let capitalism play it out as to who provides the best service and lowest prices and amenities. <br /> <br />Mr. Sacco replied that they are very confident with the location. <br /> <br />Councilmember Hendriksen questioned the location of the underground gas tanks. <br /> <br />Mr. Sacco reviewed the location. <br /> <br />Councilmember Hendriksen inquired in regard to the accesses that connect to property directly <br />behind their parcel. <br /> <br />Mr. Sacco replied that those accesses would provide access to any future development and were <br />included as a request of the developer. <br /> <br />Councihnember Hendriksen inquired if they anticipated a public street between the two pieces of <br />property. <br /> <br />Mr. Sacco replied that the access would be an easement agreement between the two property <br />developments, not a City street. <br /> <br />Councilmember Hendriksen inquired if they would anticipate having an entrance or exit to T.H. <br />#47 via those driveways. <br /> <br />Mr. Sacco replied no. <br /> <br />Councihnember Hendriksen verified that the only access to T.H. #47 would be via Xkimo and <br />142"~ to T.H. #47. <br /> <br />Mr. Sacco replied that that was correct. <br /> <br />Councihnember Anderson stated that there is a senior housing complex across the street fi'om the <br />proposed gas station as well as several single family homes and questioned what they intend to in <br />regard to lighting the facility. <br /> <br />City Council/December 12, 2000 <br /> Page 12 of 25 <br /> <br /> <br />
