Mr. Schrock stated that he met with a landscape architect today to add more species of larger <br />plantings to help soften the block. <br /> <br />Commissioner Van Scoy stated his concern is the visual impact of a large, long masonry wall. <br />He indicated he is not sure what they are expecting for this area. <br /> <br />Mr. Voss stated there are many products out there, but most of them are quite expensive. He <br />indicated that the block they are discussing is a very textured substance, but he would be willing <br />to talk with Staff about this and see what they could use. He stated he has had problem with <br />veneer in public areas because it can be pulled on, and then it chips and does not look good. He <br />indicated they may be able to alternate the foundation with another material with more <br />architectural interest in strategic places. <br /> <br />Chairperson Nixt added they may be able to come up with a different color palette so they can <br />alternate colors as well. He indicated his only concern is that this length of a building with <br />rockface block will give an impression the City does not want to give. <br /> <br />Commissioner Shepherd stated she thinks it is important not to just create a pattern and continue <br />it; it needs to be more random than that. <br /> <br />Commissioner Levine stated the same is true for the grade, even if it means changing the grading <br />a few feet on each building so you do not have one high building and one low. <br /> <br />Chairperson Nixt suggested they mix the palette with the ways to break up the wall discussed so <br />there is not a large amount of the same rockface block all along the length of the building. He <br />stated they are not trying to drive up the cost, but want to create a warm feeling in the area and a <br />large concrete wall is not going to do that. <br /> <br />Mr. Voss apologized for having to pull this off the agenda at the last meeting, however his client <br />was not able to meet the timelines the City needed. He indicated it was not Assistant Community <br />Development Director Frolik's fault at all. <br /> <br />Motion by Commissioner Van Scoy, seconded by Commissioner Levine to recommend that the <br />City Council approve the preliminary plat and site plan for Ramsey Town Center 12th Addition <br />contingent upon compliance with the City Staff Review Letter dated November 23, 2005, with <br />the added condition of additional articulation of the rockface block. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Van Scoy, Levine, Brauer, <br />Shepherd, and Watson. Voting No: None.
