opportunity to either restructure the business so that it complies with City Code or to relocate the <br />business to a commercial site. <br /> <br />Assistant Community Development Director FroIik indicated that the permit issued expired on <br />November 10, 2005, and Mr. Guzzo has not relocated. She indicated that Mr. Guzzo is still not <br />eligible to apply for a home occupation permit. She noted that in lieu of this, Mr. Guzzo has <br />applied for a second Interim Use Permit to continue to operate the sign business for another <br />eighteen months. <br /> <br />Assistant Community Development Director Frolik explained that City Staff feels that the initial <br />six month Interim Use Permit provided adequate time to make the appropriate adjustments or to <br />relocate the business. She stated that therefore, Staff would recommend denying this request. <br /> <br />Citizen Input <br /> <br />Chairperson Nixt opened the public hearing at 7:53 p.m. <br /> <br />Chairperson Nixt noted that the Planning Commission received a letter from Barbara Berkley <br />objecting to renewal of the permit. <br /> <br />Mike Villeneuve indicated he was also here six months ago, and was also at the City Council <br />meeting. He stated he objected to the issuance of an Interim Use Permit at that time, and still <br />does. He indicated that one concern he had was the debris around the buildings, and those fears <br />have come true. He indicated that six months ago a promise was made that the sign truck would <br />not be stored on site, and traffic would be kept to a minimum. He stated he has pictures from day <br />after day after day showing violations. He indicated that because of the concerns of having this <br />in a residential neighborhood, he hopes the request is denied. He noted there is already another <br />large business down the road with a lot of traffic. He added that they were told that semis would <br />not be coming onto this property anymore, and they still are. <br /> <br />Mr. Guzzo commented that he said the trucks would not be stored on site, but he did say they <br />would be picking up signs that they built there for delivery, and the City Council said that was <br />fine. He stated that as for things stored behind the pole barn, some of it is personal items, since <br />he does live there. He indicated that when Staff said in the report that they were supposed to <br />move out within that six months, he did not think that was the case. He stated his understanding <br />was that the six month interim use permit was to give them time to see if they could comply with <br />the home occupation permit requirements. He indicated he did move his staff around so only two <br />employees are coming into the property. He stated that he also said he would put in a driveway, <br />and he did that. He indicated that when they have deliveries they require an appointment so they <br />can get the trucks in and out fast. <br /> <br />Mr. Guzzo stated he is only asking for eighteen months, which is to give him time to find a <br />property and move out of this location. He indicated he has hired a commercial real estate agent, <br />but he has learned that to move a business into a city is not as easy as it is to buy a house.
